Before we insulate an attic, we pre-check the water tanks and related pipes thoroughly – metal tanks that need upgrading, collapsed timber supports under tanks, tanks that need draining & cleaning inside, tired pipe joints… we don’t just cover it all up.

Before we insulate an attic, we check the full picture.

On this job, we spotted a few things that needed sorting first:

The ballcock was sitting too high and needed to be brought down properly.

The tank had swollen because the mains pipe wasn’t supported correctly, allowing the ballcock to finish too high and thus overfill it each time beyond the regular level.

The tank was dirty inside and needed a good clean.

The bathroom fan duct was venting into the tank area instead of outside, so that needed to be redirected through a roof vent.

We also recommended fitting a proper tank cover to help protect everything going
forward.

A tidy job finished.
Raised flooring built on solid timber joists, so there’s no compression of the insulation underneath.
That means the attic stays usable for storage, and the insulation can actually perform the way it should.

A cracked tile spotted during an extension roof inspection yesterday.
The homeowner hadn’t noticed it, but remembered hearing a loud bang while work was happening next door last summer.
We returned this morning with a spare tile and replaced it with our compliments.
We also noticed a few other minor roof issues and recommended a trusted local roofing company to make everything right for the long term.
At Fitzsimons, we treat every home as if it were our own. If something doesn’t look right, we don’t ignore it — we let you know.

It’s great to have you with us, and we’re glad we could celebrate another birthday together today.

A customer had water spilling from the overflow pipe outside from time to time.
Turned out the small header tank was pressing on the walls of the main tank, forcing extra water in and lifting the water level.
We re‑framed it so the small tank is now fully self‑supported, with no pressure on the main tank and no more overflow issues.

Small detail, big difference.

Great to see the flexi hose running right out to the soffit outlet here. The outside cover had fallen off over time, so today we fitted a new one. A small job like this makes a big difference, helping stop warm, moist air getting into the attic or trapped in the eaves, where it can cause problems later. Fitzsimons Insulations — we’ve got your back.
