Another strong step forward at Kabannas, with the project continuing to progress across the site.

The roof installation HVAC works are now complete, while internally, the reception area is really starting to come together. The AC has been installed, with painting and finishing works now underway to bring the space in line with the project’s colour scheme.

The showers and restrooms are also nearing completion across multiple floors.
It’s great to see the project moving through these key stages and the vision beginning to come to life.

As always, this progress is driven by close collaboration between IIS Space and our project partners, working together to deliver a high-quality space with the guest experience at its centre.

Transforming Lochside View, Edinburgh. Spanning 48,000 sq ft across three floors, Lochside View underwent a comprehensive refurbishment programme, transforming the building’s appearance, performance and occupier experience.

The works included a redesigned reception and arrival space, new lift lobbies, modern WC and shower facilities, a complete exterior refresh, extensive CAT A upgrades, and a full mechanical services upgrade, creating a contemporary workplace built for today’s occupiers.

A key element of the project was the installation of a new Mitsubishi Electric VRF system, replacing the building’s ageing gas-powered infrastructure with a high-efficiency, all-electric HVAC solution. Featuring advanced controls and seamless integration with the existing plant, the system delivers improved comfort, greater operational flexibility and enhanced energy performance while supporting the building’s long-term sustainability objectives.

From façade enhancements and rooftop plant installations to high-quality interior finishes and complex building services integration, every aspect of the project was carefully coordinated and delivered with precision.

Delivered in collaboration with Aprirose Real Estate Investment and The Valore Group, the project showcases IIS Space’s expertise in delivering large-scale commercial refurbishment projects that seamlessly integrate design, engineering and technical excellence.

Great to see the continued progress at our Kabannas London project as the fit-out moves into its next phase.The transformation is becoming more visible with every visit to site. The new reception area is really starting to take shape, new windows and frames have now been installed across all six floors, and the M&E installation is well advanced.

Across the bedrooms and pods, the fit-out continues at pace, with each area steadily coming together. As the project progresses, the focus remains on delivering every stage safely, efficiently and to the highest standard. It’s great to see the hard work and collaboration of everyone on site reflected in the progress being made.

🌱 At IIS Space, creating a positive impact goes beyond the spaces we deliver. As part of our commitment to ESG and the Considerate Constructors Scheme, we’re proud to support initiatives that strengthen local communities and inspire future generations.
Over the past year, we’ve partnered with GreenTheUK to help create wildflower and growing gardens at Bankside Primary School, Kerr Mackie Primary School, Middleton Primary School and Gledhow Primary School. Through hands-on planting activities, pupils have learned about biodiversity, teamwork and the importance of caring for the environment while creating greener spaces for their schools to enjoy for years to come.

A big thank you to GreenTheUK, the schools, teachers and, most importantly, the children for making this project such a success. Together, we’re helping to create a lasting legacy for both people and nature. 🌼

Another excellent result for the IIS Space Team at Kabannas, Euston Road, London. The project has achieved an Excellent rating following its latest Considerate Constructors Scheme monitoring visit.

The report recognised the team’s consistent approach to delivering high standards across every aspect of the project, from community engagement and environmental performance to workforce wellbeing, safety and collaboration.

Particular highlights included:

- Strong environmental management, with 100% of waste recycled or diverted from landfill.

- Clear communication with neighbours and local businesses throughout the works

- Robust workforce engagement, wellbeing initiatives and site management.

- A professional, well-presented site operating within a complex, live city-centre environment.
