Three things, in our experience: independence, qualifications and clarity.

The conclusions must rest on the evidence alone. The author must hold the chartered credentials and hands-on experience to defend every line. And the writing must be clear enough that a judge, a solicitor and a lay client all take the same meaning from it.

A structural report is only as good as its clarity.

Solicitors, lenders and buyers all rely on the same document, and a good one gives each of them what they need: a defined scope, evidence for every finding, issues categorised by severity, and recommendations in plain English that a non-engineer can act on. A report that hedges, or hides behind jargon, protects nobody.

Damp is never the problem. It is the symptom.

There are three kinds, and each has a different cause and a different fix: rising damp coming up from the ground, penetrating damp getting in from outside, and condensation generated inside the house itself.

Treat the patch without diagnosing the cause and you are simply redecorating on a schedule. Diagnose it properly and most damp is very fixable.
