Remember this one? Now have a look at the site assembly photos!

The project involved a 5-section modular building with 3.8m ceilings, designed to be used as an assembly area.

The increased ceiling height meant the building was too tall to transport using our usual 3D volumetric modular system. Rather than compromise on the client's requirements, we developed a different solution.

The building was:
- Constructed in our factory
- Disassembled for transport
- Delivered to site as a "flat pack"
- Reassembled on site

This was the first time we'd taken this approach, and we're delighted with how successfully the project came together.

It’s a great example of how modular construction can be adapted to meet challenging specifications — while still keeping on-site construction time to a minimum.

Different challenge. Different approach. Same goal: delivering the right solution for our client.

It’s almost one month since the new planning rules for detached auxiliary dwellings came into effect — and we’re still getting lots of questions about what they actually mean for homeowners.

As ofJuly 2026, the new Class 3A exemption allows a qualifying detached auxiliary dwelling to be built in the rear garden of a principal home without making a planning application.

As always, there are conditions:

👉 The dwelling must be between 32m² and 45m².
👉 Your local planning authority must be notified at least 14 days before works begin.
👉 There are specific requirements relating to the garden, the main dwelling, boundaries, access and the design of the unit.
👉 Building Regulations still apply.

Project spotlight!

Our latest project was designed and manufactured in-house here in Co. Louth.

Due to the client’s requirements, the finished unit was too tall to transport as a fully assembled structure. So, we took a different approach…

The unit was fully assembled in our factory, then carefully disassembled and loaded as a flatpack for transport to site. Once there, it was reassembled — helping to significantly reduce the time needed on site.

Day 1: Delivery, positioning, linking, and weatherproofing – getting everything in place and making the building secure and watertight.

Day 2: Straight into the internal fit-out, finishes & final connections, transforming the space and bringing the project to life.
