Step-by-step upgrades… or a One Stop Shop complete upgrade… which route makes more sense for your home?

The SEAI has pulled together 2025 median costs and grants so you can compare:
👉 typical costs + fixed grants for measures like attic insulation, wall insulation, heat pumps, solar PV
👉 versus the median works cost, median grant, and median cost to homeowner for One Stop Shop upgrades

It’s a practical, numbers-led guide to help you plan the right sequence (and avoid doing work twice).

If you’re not ready for a full “all-in-one” retrofit, SEAI’s Better Energy Homes + Solar PV grants are designed to support a step-by-step approach - and SEAI has published median costs to help homeowners plan realistically.

These figures are based on a sample of 47,067 individual energy upgrades completed from January to December 2025. Median = the midpoint (half of the projects cost less, half cost more).

***These reports are based on 2025 grants - the great news is that in 2026, with new and enhanced grants from the SEAI, home energy upgrades are even BETTER value.***

Here are a few helpful examples of median cost vs fixed grant* in 2025 (by home type):

🔥 Heat pump
→ Detached: €16,500 (grant €6,500)
→ Semi-D/end-terrace: €16,832 (grant €6,500)
→ Mid-terrace: €15,000 (grant €6,500)
→ Apartment: €10,067 (grant €4,500)

🏠 Attic insulation
→ Detached: €2,519 (grant €1,500)
→ Semi-D/end-terrace: €2,000 (grant €1,300)
→ Mid-terrace: €2,000 (grant €1,200)
→ Apartment: €1,894 (grant €800)

🌞 Solar PV
→ SEAI grant is up to €1,800 max (based on system size).

Trying to budget for a home energy upgrade - and wondering what’s realistic?

SEAI has published 2025 median cost data (Jan-Dec 2025) that gives a helpful “middle of the road” view of what homeowners typically paid, and what SEAI covered in grants.
In this blog, we break down two routes:

→ Individual upgrades (Better Energy Homes + Solar PV)
→ One Stop Shop “complete upgrade” (managed, multi-measure retrofit)

If you’re weighing up attic/wall insulation, a heat pump, solar PV, or a full upgrade plan, this will help you sense-check your budget before you start.

***These reports are based on 2025 grants - the great news is that in 2026, with new and enhanced grants from the SEAI, home energy upgrades are even BETTER value.***

An incredible achievement and so well deserved.

Congratulations to everyone at Clonmel Rugby Football Club too, with great recognition on the night for Pat O’Connor (Coach of the Year nominee) and Keith Melbourne (Player of the Year nominee). A huge amount of hard work behind all of that.

If you’re considering a full home energy upgrade, one of the biggest questions is: “What does it actually cost - and how much do grants cover?”

SEAI has published median figures from 1,406 private homes upgraded through SEAI One Stop Shops (Jan–Dec 2025). Median = the midpoint (half of the projects cost less, half cost more), so it’s a helpful reality-check when you’re planning.
Median works cost / median grant* / median cost to homeowner:

👉 Apartment: €30,345 / €11,300 / €20,235
👉 Mid-terrace: €55,250 / €18,813 / €37,266
👉 Semi-D / end-terrace: €60,805 / €21,700 / €38,932
👉 Detached: €69,795 / €24,500 / €45,067

These upgrades typically include a combination of measures (often heat pump + insulation + windows/doors + ventilation, and sometimes solar), and the right mix depends on the home.

***These reports are based on 2025 grants - the great news is that in 2026, with new and enhanced grants from the SEAI, home energy upgrades are even BETTER value.***

Deep retrofit isn’t a quick fix - but it can be a lasting one!

A deep retrofit is a significant investment, but for the right home, it can deliver long-term benefits that go far beyond lower bills.

Better insulation, improved heating, proper ventilation, and a more efficient overall system can make your home warmer, healthier, and more comfortable to live in every day. It can also improve your BER and add value to your property over time.

Of course, it’s not a one-size-fits-all solution.

The best candidates are usually homeowners planning to stay long-term, who are ready for some short-term disruption in exchange for lasting results.

If your goal is a quick fix with minimal inconvenience, a deep retrofit may not be the right route just yet.

But if you want to future-proof your home properly, a well-planned upgrade can make a real difference.

Why homeowners choose Leetherm for retrofit projects 👇

When you’re investing in a home energy upgrade, expertise matters - not just in the work itself, but in how the whole project is managed.

As an SEAI-registered One Stop Shop, Leetherm manages the process end-to-end: assessment, planning, measures, project management, and grant administration.

That means homeowners get clear guidance, a structured process, and the reassurance that the paperwork is handled properly, too.

We know that for many people, the biggest worry is disruption.

That’s why it matters when past customers say things like “all works were done with minimal disruption”, “there was no question left unanswered”, and “the house was spotless”.

A retrofit is a big step, but with the right team and the right plan, it can feel much more manageable.

If you’re thinking about upgrading your home, Leetherm can help you understand the best next step.
