A new build in Limerick, currently preparing for planning submission.

The brief was to design a two-storey family home that works with the sun path, captures the surrounding countryside views and, where possible, takes advantage of a view towards a nearby castle ruin.

The double-height entrance creates a natural break between the public and private areas of the ground floor, while the open-plan kitchen, dining and living space follows the sun path and opens onto a generous verandah.

A lot of thought goes into how a home sits on its site before it ever reaches construction.

This single storey new build house in south Kerry is coming to completion. External work is almost complete, just waiting on timber cladding to the metal posts of the verandah.

The interior fitout has just started.

The house gives the impression of a cabin in the woods, however it is much more than that. It has been constructed by ICF. It accommodates an open plan kitchen/dining/living, 2No bedrooms, a shower room and en-suite and not to forget the Verandah porch entry, which gives additional space.

This was a single storey house that the next generation of this farm family inherited. They needed to make it work for their family.

The big issue they found with the house was that it was always dark, lights needed to be on 24/7. Nobody used the front door and everybody just came straight into the kitchen.

The kitchen/dining was totally disconnected to what was going on externally. Now the new open plan space has a view over the adjacent fields and the view will change with the seasons.

Now they have a modern warm home, filled with light. The BER has gone from a C3 to an A1.

Not every new build needs to shout for attention.

For this project in North Kerry, the challenge was to create a contemporary home that respected the character of its surroundings while giving the family everything they wanted from modern living.

By breaking the house into smaller forms, blending pitched and flat roofs, and incorporating locally sourced stone, the design feels settled in the landscape rather than imposed on it.

Inside, carefully positioned glazing fills the home with natural light and frames the countryside from every room.

The result is a home that's modern, practical and designed to stand the test of time.

Windows aren't just there to let light in.

They're there to frame the landscape, create moments throughout the day, and make every room feel connected to its surroundings.

For this home, each opening was carefully positioned to maximise natural light while capturing views of the rolling countryside from every angle. The result is a home that feels brighter, calmer and more connected to its setting.

It's a reminder that good architecture isn't about adding more, it’s about making every design decision count.

Sometimes a home doesn’t need more space — it just needs a better vision.

The brief for this project was simple: transform the dated appearance of the house, maximise the spectacular countryside views and improve how the home functioned for modern family life.

A contemporary redesign of the front elevation completely changed the character of the property. Larger windows were carefully positioned to frame the surrounding landscape, bringing natural light deep into the home while making the views a key feature of everyday living.

Alongside the visual transformation, the project also delivered:
✔️ A larger, more practical utility space
✔️ A dedicated home office
✔️ Improved internal layouts and functionality
✔️ Enhanced energy performance and BER rating
✔️ Modern windows and finishes throughout

Some homes are worth saving.

This derelict cottage had been in the same family for generations, so the brief wasn't to replace it — it was to reimagine it for modern family life while respecting its original character.

The renovation involved a complete overhaul of the house, dramatically improving its layout, comfort and energy performance, ultimately achieving an A1 BER rating.

One of the biggest changes was the removal of a large central chimney, opening up valuable space on both floors and allowing for a bright, functional kitchen and dining area.

Simple design decisions made a huge difference. Relocating the staircase created a proper entrance hall while also improving the first-floor layout, making room for two bedrooms and a shower room.

The result is a home that retains its familiar appearance while delivering the comfort, efficiency and practicality expected from a modern home.

What started as a tired holiday home with a disconnected layout, limited natural light and restricted outdoor space has been transformed into a bright, energy-efficient home designed around modern living.

The brief focused on improving flow throughout the house, opening up the main living spaces and strengthening the connection between inside and out. Poor hallway arrangements were removed, creating room for a new shower room, while large corner glazing now floods the interior with natural light and frames the surrounding landscape.

The project also included a significant energy upgrade with:
✔️ New windows and doors
✔️ Drylining and wall insulation
✔️ Attic insulation upgrades
✔️ Heating system improvements

Externally, the sloping site presented challenges, but a gabion basket retaining wall allowed for the creation of a generous patio area and improved outdoor living space.

A great example of how thoughtful design can breathe new life into an existing home while improving comfort, efficiency and functionality.
