Clear out the jungle at rear of house , knock extension ,dig for foundations tie steel.and underpin section of wall. pour 15m of concrete fit new sewer pipes Ajs Gulleys etc ,and bring in blocks sand etc ready for new build.

a bit of insulating.... knock out a section of the back wall and build up. and fit window heads ..concrete lintols..full steam ahead

kango up old floor as no dpc or insulation .dig down 18 inches stone whack fit radon barrier and insulate with 50mm kingspan .Fit pipeing and pour floor to a dept of 150mm and powerfloat .Start on internal partitions 100mm x 50mm with 100mm kingspan insulation ...

new joisting fitted upgraded to 9x2 were 7x2... new 9x3 beams new flooring.and partitions fitted .all opes fitted with concrete lintols as timbers lintols were full of rot..full steam ahead

it was hoped to keep more of the structure but wood worm and rot was rampant so its now a total rebuild
