This is a proposed design for a holiday home in Thrissur, Kerala for the owners who are based in California, USA, to stay when they visit their hometown and also serve as a part-time rental property when the owners aren’t in town.

The house is essentially an elevated two-bedroom unit accessed through an open ground floor underneath, that serves as an informal leisure space/ gathering space, flanked by a pool on one side and facing the garden beyond.

Elevating the structure and leaving the ground level open serves multiple purposes;
- increasing natural ventilation & cooling
- reducing the growth of mould & dampness
- eliminating the need for damp-proofing
- reducing the building footprint, thereby reducing environmental impact
- achieving additional covered leisure space at the ground level
- flood-proofing the main structure

The main entry to the property is through a short vehicular ramp (considering the height of the land approx. 4 ft. above the road level), which leads to a sheltered car port.

From here a gateway leads to the open ground floor area, and the main floor (1st floor) of the house is accessed through stairs, and an elevator to be added in the future.

The main door of the upper level leads to an open living-dining-kitchen space, which has a long balcony facing the garden and pool below. The balcony has built-in seating along the edges, designed to evoke the ‘chaarupadi’ of vernacular Kerala houses.

The two bedrooms are positioned at the front and rear of the house, with corner bay-windows providing ample natural ventilation and pleasant views to the greenery outside.

Wall masonry used is ‘Porotherm’ clay blocks acting as thermal insulators, helping to reduce the indoor temperature during peak summers.

The house is designed to be climate-responsive, reducing the need for air conditioning, thereby reducing energy and utility costs and also be less impactful on the environment.

Construction of the structure is entirely prefabricated, enabling faster construction speeds, increased precision and minimised wastage of materials. Infill walls and engineering services are added as soon as the main structure is assembled at the site. The prefabrication process also enables premium finishes to be achieved within affordable budgets.

Ongoing construction of holiday home in Krishnagiri District, TN located about two hours’ drive from Bengaluru, using lightweight steel structural frame, entirely elevated off the ground to have minimal impact on the site.

Floor-to-ceiling glass sliding shutters are utilised to take in views of the adjacent forest and natural landscape.

To mitigate heat gain during the harsh summer months of April & May, large roof overhangs are provided to shade the glass/ walls and natural ventilation is ensured through wide air gaps between the roof and walls. Air-conditioning is completely avoided in the project as well.

There are two identical buildings having two large bedrooms each, with a living space serving as a connection between them. The third building is a common dining & kitchen block, accessed via elevated decks.

The owners intend to use this space as their weekend/ holiday getaway from the bustle of Bengaluru where they are based. The second building unit may be used as guest accommodation to entertain friends/ family or even be let out on short term rental basis.

Comprising of an open living-dining-kitchen space connecting two bedrooms with en-suite bathrooms, this compact villa is designed as a second home for the clients, who wish to use it occasionally for their own purposes and rent it out as a short-term premium rental property when they’re not in town.

Designed as a mostly prefabricated structure completely elevated off the ground by about three feet, this compact building eliminates the need for earth-filling/ excavation or any other alteration to the existing natural terrain of the plot, barring the individual concrete footings to support the main structural columns. This also protects against dampness, moisture and flooding in a tropical wet monsoon-based climate like that of Kerala.

The structural frame itself consists of standard structural steel hollow sections onto which large glass doors/ windows are fixed. The infill walls are dry-walls composed of premium fibre-cement boards finished with fibre-cement planks/ WPC/ equivalent siding on the external facade.

Most components are fabricated indoors and transported to the site for joining/ installation. This process speeds up the construction significantly, using manpower efficiently and thus resulting in a much faster turnaround time when compared with conventional on-site construction.

This is the initial design scheme for a private beach villa near Udupi.

The long rectangular plot faces the sea on the shorter side to the West and is surrounded by small residences on the adjacent plots. A mud road runs along the South periphery of the plot up to the beach.

The client wanted the house to be a space where family and friends could spend their extended holidays/ vacations, and also host occasional informal events/ gatherings etc. An expansive house was visualised with six bedrooms, which were zoned across three floors in order to maximise sea views from within the rooms, retain privacy and also to not have a congested circulation space overall.

The building was zoned towards the rear half of the site because of environmental concerns and coastal regulations, and the beach-facing front yard was designed as a garden with a swimming pool and deck/ outdoor spaces.

The design was initiated with the idea of emphasising the openness and serenity of the coastal setting by providing direct views toward the sea and front garden from most of the interior spaces.

This resulted in a division of the floor plan layout into three ‘bays’ of rooms separated by covered open circulation spaces (walkways, corridors, courtyards, decks) with floor-to-ceiling glass openings which enhance the feeling of connectedness with the outside. These open areas have open ceilings and are interspersed with greenery (indoor & outdoor) that provide a seamless experience for the residents/ users.

Located inside a dense tropical green compound of 3 acres, this 480 SQ.M (5164 SQ.FT) residence has been conceived of as a retirement family home for a Kerala couple who spent a significant time in the US. The house is designed next to their parents home enveloped by a herbal garden along with the marvelous canopy trees that are on the site (all saved). The material palette of exposed brick, reclaimed wood with light steel structural frame work, and glass capturing the view of undivided garden and sky from all the interior spaces were key aspects of the design development.

This is a proposed 4-bedroom private riverside villa near Nedumbassery, Kerala. The narrow plot faces the river on the short edge of the plot, enabling a direct view from the entry road access.

The design got underway with this as the main focus i.e retaining the view towards the river as soon as one enters into the property through a gate/ pavilion structure.

Two bedrooms flank an open dining area on the ground level, facing a swimming pool and the river beyond.

Two additional bedrooms along with a continuous balcony with operable shutters provides an optimum balance of privacy and openness for the residents, while also acting as passive temperature-control elements from the harsh summer sun and humid climate of the region.

Proposed Private Residences, Mallapally, Tiruvalla, Kerala

This is a proposed scheme for a set of 3 private residences, one of which is to be occupied by the owner and his family, and the other two to be let out. The rental units are designed as two compact 2-bed apartments and the main residence is a 4-bed unit spanning 2 floors with an additional pool and deck at the basement entry level.

The plot for the project is a very linear rectangular plot, with the narrow side abutting the road access, on the southern end. The plot slopes down from the southern end towards the north, and hence the owner’s residence was planned to face the greenery beyond the plot’s northern boundary.

This helped in getting increased privacy for the owners, especially as the neighbouring plots are of mixed commercial & residential use.

The main private entry to the owner’s residence was planned at the northern end where three levels were achieved, with the bottom level serving as an open pool and deck area accessed via stairs to the upper levels.
An alternate entry is also planned at the upper level for easier pedestrian access from the road directly to the main level of the house.

The two rental units are planned to be compact yet spacious apartments that are accessed from the basement parking level via stairs and also have intermediate pedestrian access.

The design focuses on bringing in maximum daylight from the northern end, and also has operable louvered shutters on the longer sides for complete natural ventilation, designed to tackle the humid tropical climate of the region without being energy-intensive.

Open spaces, double-height spaces in the interiors along with ample ventilation and daylighting ensure that the house feels very spacious and voluminous; this removes the need for air conditioning in the common spaces, and also helps in reducing the environmental footprint of the overall structure.

This is a proposed scheme for a young business family who wanted their new house to entertain guests as well as to serve as a retreat for themselves and their kids to rejuvenate and relax in.

The public and common spaces were zoned at the ground level, and the bedrooms and other personal spaces were on the upper levels.

The first floor, being essentially a cluster of bedrooms (with attached bathrooms) connected by corridors, was visualised as an open, green ‘garden’ of sorts where the passages were conceived as ‘walkways’ in a garden. Open green areas, seating and leisure spaces were thus planned in these in-between spaces, making the house feel closer to a ‘garden resort’ than a conventional villa.

Most spaces are provided with large glazed openings that can slide open when required, further protected from the sun and rain through operable louvered shutters serving as external ‘curtains’ to the full sized glass openings, passively controlling the interior heat gain and providing for ample natural ventilation.

Initial renderings for a proposed private villa near Calicut.

The client, a vendor of high end flooring and other finishing materials, had a very refined taste in terms of quality of space and material finishes. This made our communication quite easy and rewarding, especially while conveying climate-responsive and passive climate-control strategies to counter the tropical heat and humidity of the region.

The project brief was very clear; minimise the building footprint, maximise the natural green area, and essentially design a house-in-a-garden.

The slope of the site allowed the vehicular entry to be positioned to the higher end of the plot which also was its rear end. This enabled the house to appear free of any vehicular driveways toward the front, which is usually very difficult to achieve in a compact plot.

The car parking space was also planned in such a way that it remained hidden from outside views, fully achieving the requirements of a ‘garden house’, where almost all spaces have expansive views toward the natural landscape and garden outside.
