Covid-19 pandemic has affected all the work at site due to lockdown being strictly implemented by the Government. The sites have been completely closed. The fall out from effect of Covid-19 is yet to be assessed or predicted by the competemt person of the industry. Following are the major problems face by the industry:
a) Anxiety among labour force;
b) To adhere to stringent rules to be implimented at site;
c) Uncertainty in procuring of building material and transport;
d) The clients stopped paying for the work completed.
e) Without physical presence of supervisory staff, to achieve quality is a bigger game today.
f) Forcemaejure conditions will govern to close the legal issues
The crux of the matter in construction revolves around time and money which cannot be predicted due to how the virus is conducting itself. In my opinion the difficult phase will continue till September, 2020. Project which does not follow strict guideleins issued by the Government of India will have to stop the work and bear penalities. Hence, to minimise problems for the Government Struct-Mast Engineers to follow certain check list religiously. However, still it cannot stop paralysing of our works at site.

Refurbishing & Apt repairs - A step forward to retain sustainability
With a useful lifetime of more than 50 years, 75% of the existing buildings in Mumbai Metro cities are expected to still be in use after 2050. However, the vast majority of these would need to be renovated in order to decarbonise the India’s building stock. The present trend is to redevelop the clusters of the building as Government has passed few Acts in favour of redevelopment of old buildings so that occupants, owners and developers finds the redevelopment project lucrative and or encouraging.

Major repairs and refurbishments has the potential to reduce the energy consumption of the building to a large extent. It can reduce fuel poverty and could prove to be compatible to state’s contribution to energy security, while boosting innovation and employment, and improving living conditions. However, while the potential benefits of deep renovation are clear, the decision-making process entails many challenges and is often found to be driven by factors other than a desire to improve energy efficiency. However, the stricter norms to curb carbon dioxide generation the Government has to tap the repairs of the buildings with apt. The repairs are thus in unison with the Government's drive for smart cities.

Good Practices in Major Repairs and Restoration of Concrete Structures.
The enabling work to begin with plays vital role to achieve good workmanship and safe way to execute the desired repair works:
1.0 A visual inspection of the structures by a competent persons (Engineers) is vital.
2.0 Based on his judgement, a set of NDT tests is required to assess present condition of the existing concrete is desirable.
3.0 Once method statement of repair works which has been worked out and nature and type of repair works are crystalised for an ex*****on wherein following enabling works which are inevitable and has large impact to get good quality and durable repair works:
3.01 The structures is propped up with tubular or tailor made props along with bearers if required and a system to transfer load from the affected member as required depending upon the loss of capacity of the reinforced concrete member in question.
3.02 Careful approaches are worked out by the site engineers to safe guard stability of the structures and a building as whole.
3.03 Remove carefully the damaged concrete using mechanical means or manually as directed by the competent person. Ensure the cutting of surfaces do not leave high points or valley along the damaged surface.
3.04 Remove all loose concrete and remove loose scales deposited over steel rods.
3.05 Apply anti-rust CSIR/CBRI know-how coat to dry steel reinforcement or equivalent other known manufacturer's treatment to existing rod.

Sturdy scaffold to access the heritage building capable of operating various item and safe approach is the first requirement.
Identify the major bottle neck like loss of strength of load bearing walls, arches and floor deterioration will form decide method statement for the major repairs of the heritage building is vital.
Selection of material for repairs from modern material which can replace these dilapidated structures without affecting aesthetics with guidance from the heritage conservation is another important stage of the repairs.
If one can find ways and means to incorporate present requirements to accommodate clients's need is also very important aspects that needs to be discussed in great details with the Architects and other service providers.
