CONSERVATION & REFURBISHMENT OF BARI KOTHI, AZIMGANJ, WB:
Six months into the project, we've done the hard yards- finding & sourcing local skilled masons, lime, setting up site workyard, etc whilst also overcoming local language barriers. The thankless job of careful removal of all modern incompatible layers (read cement) has been done and the process of healing with lime is currently on.
Next on the agenda is to retrofit the building with an efficient MEP & HVAC system for which efforts are on. Follow for more updates..

VIJAYA BHAWAN- the new Student Residence was handed over to the School last year and has been operational ever since. Despite lockdown disruptions, the project was completed within schedule and more importantly within the allocated budget. The facility accommodates 130 wards, plus house master, matrons and baijees that includes residential, recreational, storage and study areas for the resident students and staffs.

PEDESTRIANISATION OF MAHARAJ BADA, GWALIOR:

Maharaj Bada, a historic city square in Gwalior modelled after a typical european city square/plaza is where the erstwhile Scindia rulers set up city's first administrative centre during early 1800s. Over time, it degraded into an urban and traffic mess- a fate typical of most other historic towns in India.

Cut 2-As part of the Gwalior Smart City Initiative, the entire public square was proposed to be pedestrianised for which we drew up the requisite plans. An integrated proposal that involved a multi-disciplinary team of transport experts and urban designers who chalked out alternate traffic routes, multi-level parking and smart road stretches.

We consciously included in our design- full-grown trees placed on a grid; cobbled stone surface levels, other permanent features etc. within the core area to ensure there is no reversal to the scheme over time (often the case) due to local pressures post it’s completion on site.

L&T won the EPC tender bid for the 300cr project and site works are currently underway.

RESTORING A DILAPIDATED RUIN:

Near completion of Phase-1 works that primarily focussed on salvaging/stabilising the structure that lay abandoned for more than a century. Trees with deep roots within were surgically removed, major structural cracks, masonry walls, floors repaired and new roofs added over the fallen ones. The dilapidated building summit line now stands repaired, adorned with ornamental wall pattern that greatly reverses its erstwhile ruinous look.

Immensely satisfied with the overall quality of lime mortar based repair works that looks beautiful even in its raw form. Kudos to the site team, many of whom had earlier worked with us on the Jahangir Mahal, Orchha and keeping alive the precious tradition of working with the lime.

Lot more to be done but as they say well begun is half done..

WIP :TREE REMOVAL
'Killing me softly with hot lime' (rhymes!) so said the trees at our site. Pretty as they may look, a tree taking roots into the building masonry is bad news. Often the roots go very deep gradually leading to wall cracks and if not intervened in time will lead to eventual building/wall collapse.

Tree removal is a cumbersome and careful process of cutting the overgrowth and then applying a combination of hot lime slurry, pure ‘heeng' while also injecting suitable chemical at its roots. It’s taken us over a month and still keeping an eye that they do not reappear.

The pandemic has rekindled the desire of many to move out of the city or find a second home in the countryside. Certainly for our client, who after longing for years eventually took the plunge to restore this lovely heritage property in her ancestral place. Conversion of a historic or vernacular property holds two-fold benefits- provides one with the old world charm whilst retrofitting provides all the modern day comforts one desires and at a cost lower than a new built.

The property has stood abandoned for over a century if not more. The building, over time, has lost most of its reusable elements to theft- timber doors, frames, roof joists, thus, leaving it exposed to the external elements that accelerated its decay. However amidst the decay and theft, one thing remain unscathed are its intricate cast-in-situ lime stucco works that adorn the wall panels, clearly one of the finest we’ve seen in the Bundelkhand region.
