At its heart, living free is about more than just movement; it’s about choice, connection, and creativity without limitations. Jubilee Insurance lives by this philosophy, extending the spirit of freedom to its clients and employees alike. So, when it came time to create their new headquarters, they needed a space that would not just house their team but embody their ethos.
PLANNING was honoured to bring that vision to life.
Set in Upper Hill, Nairobi, the site carried its legacy. Rather than erase the past, the project was built on the principles of adaptive reuse, breathing new energy into a structure ripe with potential. The goal: design a vibrant campus where people could thrive, work, and play freely, unbound by the traditional corporate mould.
Challenges arose immediately. The original building housed around 250 employees across two floors. Jubilee envisioned something radically different, considering that their previous space was a horseshoe office space, with their staff scattered across 8 floors, which only allowed for disrupted interaction. It is only reasonable that they desired and sought after a modern workplace where 600 people could collaborate seamlessly across just three stories, with additional customer-facing spaces, a digital hub, and a 24-hour call centre.
The design team rose to the challenge by taking full advantage of the building’s south-facing orientation. Natural light became a primary asset: moving from punch hole office windows at their previous premises, to floor-to-ceiling windows, a transparent atrium roof, and expansive open floor plans. All these are carefully aligned to cultivate comfort, openness, unity, and warmth. Allowing for vertical and horizontal interactions. Together with an added floor, we opened the area from the existing 6600 m2 to the current 9500 m2. The new headquarters now totals over 14,542 sqm, which becomes a total of 2900 sqm of added occupiable space.
Being a place where sunlight, movement, and community thrive, the outdoor and indoor spaces flow into each other effortlessly. Embellished with six landscaped courtyards, a reinvigorated amphitheatre, and a sensory herb garden, the HQ encourages employees to step outside, connect with nature, and work differently. Inside, open-plan layouts, save for the executive level, promote transparency and collaboration.
In keeping with Jubilee’s commitment to sustainability, the estate is largely solar-powered, thanks to rooftop solar panels. Bronze solar performance glass wraps the curtain wall, striking a perfect balance between daylight and thermal comfort. Repurposed materials like reclaimed carpets and custom-stained glass from Kitengela Glass add layers of story, sustainability, and local artistry to the build.
In a final, thoughtful touch, the headquarters offers holistic amenities: a fully equipped gym, a daycare centre, outdoor meeting areas, and even fresh herbs for staff to pick along their way to work.
Jubilee’s new headquarters is more than an office. It’s a community nurturing the mind, body, and spirit while pushing forward the future of corporate culture in Kenya. It stands as a landmark of how architecture can echo the values of those it shelters.
