At Jubilee’s new headquarters, green isn’t just a colour—it’s a way of life.
Working with landscape architects Tufaha Africa, the design team thoughtfully integrated six outdoor courtyards and meeting spaces that flow naturally from the interior. One of the campus’s crown jewels is the revived amphitheatre—now transformed into a lush garden where employees can meet, relax, or host informal sessions surrounded by greenery.
Tucked between the customer care centre and the gym is a sensory garden brimming with lavender, rosemary, thyme, and a variety of herbs and flowers free for all employees to pick. Beyond this, a hidden fruit garden planted with lemon, orange, and guava trees lies quietly at the back of the building, offering a delightful surprise for those who enjoy wandering.
These spaces do more than beautify; they create daily moments of calm, nurture well-being, and reconnect people to nature, transforming the workday into something more human, restorative, and free.

At its heart, living free is about more than just movement; it’s about choice, connection, and creativity without limitations. Jubilee Insurance lives by this philosophy, extending the spirit of freedom to its clients and employees alike. So, when it came time to create their new headquarters, they needed a space that would not just house their team but embody their ethos.
PLANNING was honoured to bring that vision to life.
Set in Upper Hill, Nairobi, the site carried its legacy. Rather than erase the past, the project was built on the principles of adaptive reuse, breathing new energy into a structure ripe with potential. The goal: design a vibrant campus where people could thrive, work, and play freely, unbound by the traditional corporate mould.
Challenges arose immediately. The original building housed around 250 employees across two floors. Jubilee envisioned something radically different, considering that their previous space was a horseshoe office space, with their staff scattered across 8 floors, which only allowed for disrupted interaction. It is only reasonable that they desired and sought after a modern workplace where 600 people could collaborate seamlessly across just three stories, with additional customer-facing spaces, a digital hub, and a 24-hour call centre.
The design team rose to the challenge by taking full advantage of the building’s south-facing orientation. Natural light became a primary asset: moving from punch hole office windows at their previous premises, to floor-to-ceiling windows, a transparent atrium roof, and expansive open floor plans. All these are carefully aligned to cultivate comfort, openness, unity, and warmth. Allowing for vertical and horizontal interactions. Together with an added floor, we opened the area from the existing 6600 m2 to the current 9500 m2. The new headquarters now totals over 14,542 sqm, which becomes a total of 2900 sqm of added occupiable space.
Being a place where sunlight, movement, and community thrive, the outdoor and indoor spaces flow into each other effortlessly. Embellished with six landscaped courtyards, a reinvigorated amphitheatre, and a sensory herb garden, the HQ encourages employees to step outside, connect with nature, and work differently. Inside, open-plan layouts, save for the executive level, promote transparency and collaboration.
In keeping with Jubilee’s commitment to sustainability, the estate is largely solar-powered, thanks to rooftop solar panels. Bronze solar performance glass wraps the curtain wall, striking a perfect balance between daylight and thermal comfort. Repurposed materials like reclaimed carpets and custom-stained glass from Kitengela Glass add layers of story, sustainability, and local artistry to the build.
In a final, thoughtful touch, the headquarters offers holistic amenities: a fully equipped gym, a daycare centre, outdoor meeting areas, and even fresh herbs for staff to pick along their way to work.
Jubilee’s new headquarters is more than an office. It’s a community nurturing the mind, body, and spirit while pushing forward the future of corporate culture in Kenya. It stands as a landmark of how architecture can echo the values of those it shelters.

Tucked within the ever-evolving Riverside Drive neighbourhood, where city life brushes up against quiet residential rhythms, lies a unique story of transformation. As Kenya leans further into contemporary urban development, PLANNING found itself at the intersection of past and present, working on a refurbishment project honouring nostalgia and embracing modern-day functionality.
This adaptive reuse project takes shape within a pre-existing structure, marrying its aged bones with fresh design ideas. It's a careful dance between the old and the new, offering locals and visitors a renewed space to eat, shop, and linger. Unlike the glossy new builds surrounding it that provide the same conveniences, this one leans into its imperfections, drawing warmth from its history and inviting a new generation to make memories here.
Of course, revitalising an older building isn’t without its challenges. One particularly unexpected obstacle came when we removed the existing tiles in the inner courtyard corridor. We had planned to apply a smooth stucco finish, but beneath the tiles was a gravel bed instead of a solid concrete foundation. This posed a significant problem since stucco requires a smooth, stable surface to look good, last long, and perform well. While not impossible to fix, laying a new concrete foundation would have required us to exceed the project’s budget. Something PLANNING’s design team were keen to avoid on behalf of our client. With little time and limited flexibility, we pivoted. Our solution: Nairobi blue stone. This local material offered just what we needed—stability, visual appeal, durability, and compatibility with the uneven substrate—while staying within budget. Proving that sometimes, constraints spark the best creativity.
Blending old school and modern building techniques might not be a novel idea, but here, it brought out unexpected character. The aged materials, already settled into their form, now meet clean lines and fresh finishes. The result is a space that feels lived-in yet revived, perfectly imperfect. For many who knew this building as a home, a school, or an office park, the new design keeps those memories intact while inviting new ones to form.
This kind of work keeps us on our toes. It’s not the kind of project where you start with a blank slate, but that’s exactly what makes it meaningful. It pushes us to listen harder to the client, to honour the building’s story, and to make mindful decisions that reduce waste, save time, and highlight the beauty of resourceful design.
In the end, PLANNING is not just restoring a building—we’re creating a space that feels familiar and fresh, all at once.

The intent of an urban improvement plan like that of the Dunga Road spine adjacent to and beyond the GoDown Arts Centre is to provide seamless, safe and comfortable interaction among the various users of the street as well as neighbouring businesses.

Our proposed redesign of Dunga and Dundori Roads, visioned and designed in collaboration with community stakeholders, the Arts Centre and UN Habitat HerCity program, reimagines these streets as safe, accessible, and welcoming for all. Whether you're navigating a wheelchair, pushing a stroller, or simply walking by, our plan ensures accessibility and comfort at every turn. This transformation isn’t just about meeting standards—it’s about raising the bar. We’ve designed these streets to foster creativity, inclusion, and connection.
