Hospitality design must support more than the guest experience.

Clear circulation, efficient service routes, back-of-house logistics, maintenance access, and brand standards all shape how a venue performs over time.

These considerations can be seen across different hospitality settings:

• Malis Restaurant | Techo International Airport
• Siena Italian Restaurant | Flatiron
• Skylar by Meridian
• Khéma Restaurant | Flatiron

Each project brings together guest comfort, operational requirements, and long-term maintainability in response to its specific setting and use.

A project is completed once. Its performance is experienced every day.

A building can look resolved from the street while creating daily friction inside.
Poor operational planning can lead to:

• Delivery routes crossing visitor access
• Structural grids that limit office layouts
• Noisy service areas beside meeting rooms
• Maintenance access that disrupts tenants

These issues affect operating costs, tenant confidence, and long-term leasing potential.

A commercial building is judged by its appearance once. Its planning is tested every day.

Unilever Laos has moved into its new headquarters at Royal Square, Vientiane.

The workplace was designed around the team's everyday work patterns, balancing focused work, collaboration, and shared connection within a comfortable, open environment.

We were pleased to see the client's positive response to the completed office and its sense of openness.

At Urban Village Phase 2, the lobby is designed as a strategic anchor for the development rather than a simple point of transition. The integration of natural materials and daylight prioritizes user wellbeing while reinforcing the project’s nature-inspired identity. These collective spaces serve to build a sense of community for residents, establishing a clear brand narrative from the moment of arrival.

Not every underperforming asset requires full redevelopment.

Some buildings can regain relevance through targeted repositioning. Others may be better suited to adaptive reuse. Full redevelopment may be appropriate where existing constraints are too significant to resolve.

The right decision begins with a clear assessment of the asset’s market position, operational performance, occupier expectations, environmental requirements, and commercial objectives.
