Storia di Pietra Winery & Events Hall — Mirac, Kotor

On the southern slopes of Lovćen, above Kotor and the Bay of Boka, architecture becomes part of the landscape.

For , Enforma designed a winery and events hall shaped by two different worlds: the quiet, technical life of wine production below, and the open, light-filled atmosphere of celebration above.

The winery is embedded into the hillside, following the logic of traditional Montenegrin dry-stone walls — suha međa. Its stone mass provides stability, protection, and natural thermal performance for the production spaces.

Above it, a transparent glass hall opens toward the Bay of Boka and the sea beyond, creating a place for weddings, gatherings, and moments connected to both landscape and tradition.

ENFORMA is an architectural studio based in Kotor, Montenegro, founded in 2006 by architect Nikola Novaković.

Our work is shaped by a contemporary approach to space, architecture and design — from concept design and interiors to planning, conservation, supervision and project management.

We believe that architecture begins with dialogue: with the place, the landscape, the client, the community and the cultural context around each project.

This is why every ENFORMA project is approached as a new question — and every answer is developed specifically for its own environment.

For us, architecture is not about copying global trends or applying the same visual language to every project. It is about understanding the forces that shape each place: nature, terrain, orientation, heritage, community, client vision and social context.

Our approach is based on asking the right questions before giving architectural answers.

We rely on tradition as inspiration, not as limitation. We value sustainability, contextual sensitivity and low environmental impact. Above all, we believe that architecture should be deeply rooted in its own community and impossible to simply replicate elsewhere.

RE:FORM THE DESERT

A sustainable modular home designed for Emirati family life and harsh desert conditions.

The concept starts from the neighbourhood scale, creating shaded passages, courtyards and shared community spaces. Each home can expand and adapt over time, while the whole block keeps a unified architectural identity.

Built with prefabricated concrete sandwich panels, adobe stucco, green roofs and passive cooling systems inspired by traditional Emirati architecture — windcatchers, qanat-inspired air and water flows, solar protection and rainwater harvesting.

A house that embraces the past, lives in the present and adapts to the future.

Održiva modularna kuća projektovana za život emiratske porodice i zahtjevne pustinjske uslove.

Koncept počinje od razmjere susjedstva, kroz zasjenjene prolaze, dvorišta i zajedničke prostore. Svaki dom može da se širi i prilagođava tokom vremena, dok cijeli blok zadržava jedinstven arhitektonski identitet.

Kuća koristi prefabrikovane betonske sendvič panele, adobe završnu obradu, zelene krovove i pasivne sisteme hlađenja inspirisane tradicionalnom emiratskom arhitekturom — vjetrohvate, kanate, zaštitu od sunca i sakupljanje kišnice.

Dom koji prihvata prošlost, živi u sadašnjosti i prilagođava se budućnosti.

House Lepetane is featured in the EU Mies Awards 2024 publication 🏛️
We're proud to share that our House Lepetane project has been included in the official catalogue of the European Union Prize for Contemporary Architecture — Mies van der Rohe Awards 2024, the most prestigious architectural prize in Europe.

Tucked into the historic fishing settlement of Lepetani, on the northwest slope of Vrmac at the entrance to the Bay of Kotor, this project reimagines how we treat old stone houses along the Adriatic.

The concept is simple and radical at once: a house within a house. We kept the original stone façade as the historical layer and inserted a new structural façade just behind it. The two are connected by steel terraces and bridges that turn each old window into a gateway to a private terrace — a contemporary life threaded through a centuries-old shell.

Heritage preserved. Daily life reinvented.

Kuća Lepetane objavljena je u publikaciji EU Mies Awards 2024 🏛️
Ponosni smo što je naš projekat Kuća Lepetane uvršten u zvanični katalog Nagrade Evropske unije za savremenu arhitekturu — Mies van der Rohe Awards 2024, najprestižnije arhitektonske nagrade u Evropi.

Smještena u istorijskom ribarskom naselju Lepetani, na sjeverozapadnoj padini Vrmca na ulazu u Bokokotorski zaliv, kuća donosi novi pristup tretmanu starih kamenih zdanja na Jadranu.

Koncept je istovremeno jednostavan i radikalan: kuća u kući. Izvorna kamena fasada zadržana je kao istorijski sloj, a iza nje umetnuta je nova konstruktivna fasada. Dvije ljuske povezane su čeličnim terasama i mostovima, pa svaki stari prozor postaje prolaz ka privatnoj terasi — savremeni život upleten kroz vjekovima staru ljusku.
Nasljeđe sačuvano. Svakodnevica iznova promišljena.
