The finishings are coming along at Mariposa 🦋
Doors and windows are in and it’s really looking nice!
Now that the house is secure we can start installing ceiling fans, taps, hardware & appliances!
Woohoo!

La Mariposa 🦋 update!
The Granite countertops have arrived and they look really nice! Just loving the color palate.
The Aluminero has begun installation of exterior doors and windows too, making the house feel more complete.
The exterior acobado is complete and we are gearing up for the final push with landscaping, pool pump and finishing touches.
Stay Tuned! We’ll be hosting an Open House in January!

These guys are STILL working this morning to get this kitchen installed before Christmas!
They are amazing and so easy to work with!

It’s been a bit since we’ve had an update, but things are moving along nicely! 🤩
The Carpenters are on site and that makes me SO happy!
The advantages of having them work at the project are two-fold.
They can make custom cabinetry and in record time!
Granite countertops have been ordered and will be in this week.

The exterior acobado of the house is complete and just needs sealer.
We chose to use Kimiplaster as our finishes because it just makes sense for us. No painting, no peeling, no maintenance! 😁
The floors are tiled and just need to be grouted. Windows and doors will be in before the end of the year!

La Mariposa 🦋 Update!
Lotsa stuff happening on this project as we round the corner for the finish line!
The gates for the side access arrived on Saturday, now to get them installed!
The perimeter walls are getting ready for their final coat on the outside.
The front bodega extension is almost complete, which means with a little more prep, the exterior of the house will be ready for its new finish.
On the inside, we’ve started painting the ceilings in the completed rooms and the crew finished the subfloor prep, which means we’re ready for FLOOR TILE! 🥳
Deposits for cabinetry & interior doors have been made and this week the Aluminero will begin making the new windows & exterior doors!
And just in time for Buen Fin, we can order appliances & furnishings!

This week at Ixora!
Things are moving along nicely and we’ve been able to remove some of the polines (upright supports), which is encouraging and makes getting around a lot easier.
The back staircase, which will have the rooftop access, has stair treads being poured, so by the end of next week we’ll have stairs to the roof! Thank goodness, because I am not going back up there without stairs!
On the second floor access hallway, the crew is preparing to connect the new wall to the extension of the volado (overhang), which gives us lots of support, privacy and shelter.
We have a cuidador (caretaker) that sleeps on-site to keep watch over the house & materials, who we are super thankful for.

Ixora exploded with work this week and it shows! 🤩
At the front, we can see that the 2nd floor balcony now has a roof! A lovely, shady area just outside of the living room, to catch a glimpse of the Gulf and enjoy paradise.
The second floor entry hallway has also had an upgrade by the extension of the roofline on the east side. And, at the back, the balcony off of the Master has been constructed and connected into the rear stairwell.
We had a half bath installed underneath tbe back stairs to accommodate everyone out by the pool and that stairwell will allow access to the rooftop.

This week at La Mariposa 🦋

The crew is working at an amazing pace! 🔨🧱🪓
The perimeter walls of the property are ready for their finish coating of Kimiplaster and then the crew will move onto recoating the exterior of the house. 🤩
The inside crew have almost all the walls recoated. Only the 2nd Master & bathroom, Dining and Laundry rooms left to do.
We will seal and paint ceilings this week, which means lights and fans aren’t far away!
Quotes are rolling in from the carpenters for kitchen cabinets and interior doors and the Aluminero should start installing windows & doors in 2 weeks!

La Mariposa update!
This house had so much hardscape around it, which just makes it feel so HOT. In addition, there was quite a bit of wasted space that was just begging for attention.
Soooo…I had an epiphany last Sunday during a massage session and dragged Denis over to the house afterwards to spring my latest design idea on him and then watch him make it happen!

We converted an existing window into a door out to a west side terrace, adding more light and dimension to the living room/kitchen areas.

The front area had a thick pad of stamped concrete which we shaped and then jackhammered out to make way for some landscaping. This house will be surrounded by lush greenery & tropical plants on all sides! Simply beautiful! 🌴🌺

The old railings on the perimeter wall have been removed and replaced by solid wall for privacy and on the inside, the finish coatings have begun! 🥳
Quotes are rolling in for windows & doors and Denis bought a wet saw this week because he’s itching to start floor tile!

This week at Ixora (Reno #1)
The 2nd floor roof of the front terrace & stairwell are starting to take shape.

The vigas are up and the bovedillas are ready to be laid in between them.

On the main floor, the steel beams are all finally welded in place which means we got to take out some more of the polines (support posts) which definitely makes it easier to move around. We’ve allowed for 2 rows of glass block along the neighboring east wall to allow lots of natural light into the space.

The back stairwell is being constructed and the plumber/electrician has been busy prepping for lighting and a pool side powder room that’s tucked under the stairs.

They’ve started to get ready to install the vigas for the 2nd floor rear terrace as well, which means we’re almost ready to tackle the rooftop terrace where there will be a covered wet bar & lounge area with fantastic views of the Gulf. A bathroom on the roof top is a MUST, so we’ll plumb that in on the backside of the mechanical room.
