—

Some spaces feel neither entirely indoors nor entirely outdoors.

Terraces, courtyards, corridors, and thresholds that blur the boundary between the two.

It’s not just about opening architecture to the outdoors, but creating a transition where light, air, and landscape become part of the experience of living.

Sometimes, the best space is somewhere in between.

—

A narrow frontage. One decision that shaped the project.

At Casa Pitic II, the proportions of the lot presented a challenge: how could we bring natural light into the center of the house?

The answer was to organize the spaces around a central courtyard, turning a site constraint into an opportunity to bring light into the home and shape its interior spaces.

Sometimes, a constraint doesn’t limit a project. It gives it form.

—

Owning a property is just the beginning. Knowing what to develop on it is the decision that shapes the project.

At MCTA, we help real estate investors understand a property’s potential, explore development scenarios, and compare alternatives before design begins.

Proyecto Rentable is our approach to making informed decisions through strategy, clarity, and data.

Understand the context.
Explore possibilities.
Compare scenarios.
Define a direction.
Design the project.

Because before deciding how to build, you need to understand what makes sense to develop.

—

The landscape doesn’t always need to be designed. Sometimes, it needs to be recognized.

Native species, the elements that belong to a place, and the surrounding environment should shape a project long before we begin to draw.

We need to understand what already exists and find ways to integrate it into the architecture.

—

SOMETIMES, THE PROJECT ISN’T ABOUT BUILDING MORE.

PRESERVE WHAT WORKS.
TRANSFORM WHAT DOESN’T.

WE START BY UNDERSTANDING, NOT BY DRAWING.

—

A building that barely worked.
A boutique hotel waiting to be discovered.

Not everything needed to change.

Targeted interventions, a new understanding of the spaces, and a clearer vision of what they could become.

Sometimes, transformation is about knowing where to intervene.

—

BEFORE DESIGN, WE NEED TO DECIDE.

A PROJECT BEGINS LONG BEFORE WE DRAW IT.
It starts by understanding what is worth developing.

WHAT MAKES SENSE TO DEVELOP HERE?
The answer can completely change the project.

EACH PROJECT HAS A CONTEXT.
LOCATION / MARKET / USER / REGULATIONS

ONE PROPERTY CAN HAVE MANY FUTURES.
HOUSE / VILLAS / CONDOS / HOTEL

NOT BECAUSE IT IS THE MOST SPECTACULAR.
BECAUSE IT IS THE MOST STRATEGIC.

MCTA:
WE ARE ARCHITECTS,
BUT OUR WORK BEGINS LONG BEFORE ARCHITECTURE.
ARCHITECTURE + STRATEGY

I am Martin Cota.
I’ve been practicing architecture for more than 12 years.
Over time, I’ve learned that what interests me most about a project happens before we draw.
Understanding what lies behind architecture.

Antes de dibujar, hacemos muchas preguntas.
¿Dónde estamos?
¿Para quién es?
¿Qué necesita?
Primero entender.
Después decidir.
Y entonces diseñar.

—

WHAT DO WE DO BEFORE WE DRAW?

WE DON’T START BY DRAWING PLANS.
First, we define what needs to be resolved.

01
UNDERSTAND THE CONTEXT.
LOCATION / CLIMATE / REGULATIONS / MARKET
The context defines the starting point.

02
UNDERSTAND THE USER.
HABITS / NEEDS / EXPECTATIONS / EXPERIENCE
Who are we designing for?

03
UNDERSTAND THE MARKET.
SUPPLY / DEMAND / COMPETITION / OPPORTUNITIES
What is happening in the market?

EXPLORE.
COMPARE.
DECIDE.
Not because it is the most spectacular.
Because it is the most strategic.

MCTA:
UNDERSTAND.
EXPLORE.
COMPARE.
DECIDE.
DESIGN.
Architecture begins when the direction is clear.

—

Before we draw, we ask a lot of questions.
Where are we?
Who is it for?
What does it need?
First, understand.
Then, decide.
And then, design.

El patio es más que un vacío.
A veces lleva luz al centro.
A veces organiza espacios.

—

A courtyard is more than a void.
Sometimes it brings light to the center.
Sometimes it organizes spaces.
Sometimes it is the place where life happens.

—

Japan left me with one clear thought: a project doesn’t end at its property lines.
It’s the people who inhabit it who bring it to life.
The street, the corner, the city.
