June Home Maintenance Tip: Masonry & Concrete

At the beginning of the year, we shared our Home Maintenance Calendar with QR codes linking to more detailed information each month. Due to some technical issues with our website, we'll be posting these monthly guides directly here on Facebook for the time being.

🪏This Month: Masonry & Concrete

Most homes in Mérida are built with masonry, concrete, and cement. In Centro, many older walls are made of mampostería (stone masonry), which naturally expands and contracts with our intense heat.

Over time, this movement can cause cracks. Small hairline cracks are usually not a major concern, but larger cracks, especially those that pass completely through a wall or roof, can allow water to enter and lead to more serious damage.

It's also important to remember that many roofs, beams, and structural elements contain steel reinforcement (rebar). If moisture reaches the steel, it can rust, expand, and crack the surrounding concrete. Once corrosion starts, it tends to worsen unless properly repaired.

✔️ Common causes include aging materials, thermal movement, and damaged waterproofing on roofs.

✔️ The best approach is early detection. Addressing cracks and waterproofing issues promptly can help prevent costly structural repairs and water infiltration later.

If you're unsure whether a crack is cosmetic or something more serious, feel free to reach out.. we're happy to take a look.

Our friend and fellow design professional, Nola Denett of Studio Zada, recently wrote an article for The Yucatán Today called “Designing A Home in Yucatán.” We were struck by how thoughtfully she writes about the relationship between architecture, interiors, materials, and culture here in Yucatán.

If you’re considering creating a home in Mérida, this is well worth the read!

Discover how to design and remodel your home in Merida. Expert guide to interior design, traditional cement tiles, and local craftsmanship in Yucatán with Studio Zada.

Last week, the Centro Architects team visited a home we designed and built to help prepare for an upcoming project with a similar scale and aesthetic.

Walking through a completed project together gave our team the opportunity to study the details, discuss lessons learned, and better understand the level of coordination and craftsmanship behind the finished result.

A special thank you to our client for welcoming us into his home and sharing his experience with the team!

☔️ Rainy season is here… and this is when hidden roof problems start showing up.

Clogged drains, cracks, worn waterproofing, and leaking skylights can quickly turn into costly headaches.

One of the most common mistakes we see is applying waterproofing without properly sealing existing cracks first.

We help homeowners in Centro inspect, repair, waterproof, and maintain their homes before leaks become a problem.

If you’d rather not climb onto your roof this season, send us a message, we’ll be happy to help!

Behind every great project is a solid set of plans. 📐
We love collaborating closely with clients, listening carefully to their ideas, and turning them into thoughtful, well-coordinated plans. And because we also build and maintain the homes we work on, we design with long-term functionality, efficient systems, and real-life use in mind from the very beginning.

BEFORE | AFTER

The kitchen is one of the most important spaces in a home. It brings warmth, functionality, and connection to everyday life.

For this remodel, the kitchen was designed to feel open, warm, and naturally connected to the rest of the home. Custom carpentry, open shelving, and a functional island come together to create a clean, practical, and inviting space for everyday use, with appliances carefully incorporated into the overall composition.

We also designed a custom desk area under the stairs, turning an often-unused corner into a comfortable and practical space.

At Centro Architects, we believe every detail should serve a purpose. By listening closely to our clients, we create spaces that bring beauty, comfort, and functionality together in the heart of the home.

Is your A/C still cooling properly?

Here’s what we recommend:

• Frequent-use units: service every 6 months
• Occasional-use units: at least once a year
• Filters: clean every 3 months (or during scheduled maintenance)

Regular upkeep improves performance, extends the life of your equipment, and keeps energy use under control in Mérida’s climate.

If you’d like guidance tailored to your home, we’re happy to help.

Your ceiling fan slowing down? Don’t replace it just yet.

In many cases, it’s a worn-out capacitor, a simple & inexpensive fix that can restore the fan’s full speed.

It also helps to keep the blades clean. In Mérida, open windows lead to dust buildup, which can quietly reduce efficiency over time.

A bit of routine maintenance goes a long way in keeping your home comfortable year-round.
