June Home Maintenance Tip: Masonry & Concrete

This Month: Masonry & Concrete
Most homes in Mérida are built with masonry, concrete, and cement. In Centro, many older walls are made of mampostería (stone masonry), which naturally expands and contracts with our intense heat.
Over time, this movement can cause cracks. Small hairline cracks are usually not a major concern, but larger cracks, especially those that pass completely through a wall or roof, can allow water to enter and lead to more serious damage.
It's also important to remember that many roofs, beams, and structural elements contain steel reinforcement (rebar). If moisture reaches the steel, it can rust, expand, and crack the surrounding concrete. Once corrosion starts, it tends to worsen unless properly repaired.
✔️ Common causes include aging materials, thermal movement, and damaged waterproofing on roofs.
✔️ The best approach is early detection. Addressing cracks and waterproofing issues promptly can help prevent costly structural repairs and water infiltration later.
