🤎 A Cabinet Designed with Love.

Located opposite Vivacity, this bungalow at The Imperiale Residence belongs to one of our long-term expatriate VIP clients, who has been with Kai Yang Construction for the past 12 years.

This time, he invited us over with a very special request — to create a meaningful gift for his beloved wife by upgrading the master bedroom TV cabinet and feature wall.

After understanding their lifestyle and preferences, we proposed a custom-built TV cabinet with a timeless wood-and-white concept, complemented by vertical timber wall panels to create a warm, classic atmosphere.

Beyond aesthetics, every detail was designed with practicality in mind. Instead of sharp cabinet corners, we introduced angled edges to improve safety and provide a more comfortable walking space into the master bedroom. To preserve the beauty of the timber wall panels, the TV was intentionally placed on the cabinet instead of being wall-mounted, allowing the entire feature wall to remain the focal point while maintaining the nostalgic charm of the design.

From the day our client purchased this bungalow until today, Kai Yang Construction has been entrusted with countless renovation and improvement projects throughout the home.

Another exciting Design & Build project has officially begun.

Our valued returning client has entrusted Kai Yang Construction to transform an unused U-shaped external space beside this double-storey detached house into a brand-new ground floor bathroom.

Originally, this area was an open outdoor space without a roof, featuring a decorative water fountain. As the family has grown, the existing bathrooms are no longer sufficient. Instead of leaving this space underutilised, it presents the perfect opportunity to create a practical and functional bathroom for everyday use.

Site Inspection Update ⛅️

Project Location: Stephen Yong, Tropical Height Double-Storey Terrace House

Reviewing the latest progress on site and discussing the next phase of works with the homeowner.

Current progress on site includes:

✔ Extension of the car porch roofing together with the installation of the new ceiling truss system

✔ Construction of new gate pillars on both sides of the front entrance to enhance the property’s overall frontage

✔ Installation of new floor tiles at the car porch area for a refreshed and more modern appearance

✔ Replacement of the main entrance door to create a welcoming focal point for the home

✔ Extension of the wet kitchen area, with wall and floor tiling works now completed

✔ Extension of the laundry area, featuring a custom skylight requested by the homeowner to allow natural daylight into the space, together with newly completed wall and floor tiling works

✔ Ground floor drop ceiling works currently taking shape, adding depth and a more refined interior finish to the living spaces

It is always rewarding to see a home gradually transform from a compact living space into a more functional, spacious, and comfortable environment tailored to the owner's lifestyle.

Conducted a joint on-site inspection with the client to verify all delivered materials prior to installation, including sewerage pipes, manholes, Weida double wall corrugated HDPE drainage pipes, septic tank systems, Chezy inspection chamber bases, and Chezy rainwater sumps.

All materials supplied are from Weida Resources (Sarawak) Sdn Bhd, a well-established supplier in Sarawak specializing in piping systems, infrastructure materials, and water management solutions, widely used across residential and infrastructure projects.

This verification ensures that all materials meet the required specifications and align with the client’s quality expectations before installation works proceed.
