Why Can Two Contractors Quote Different Prices for the Same House?
Many homeowners assume that if two contractors are quoting for a house with the same built-up area, the prices should be similar. In reality, a quotation based solely on floor area (e.g., price per square foot) is not an accurate basis for comparison.
To make a true "apple-to-apple" comparison, the client should provide all contractors with the same set of information, including:
✅ Architectural and structural drawings.
✅ Detailed construction specifications.
✅ Bill of Quantities (BQ).
✅ Material and workmanship requirements.
✅ Mechanical and Electrical (M&E) specifications.
✅ Finishing schedules.
Only when every contractor prices the exact same scope of work can the quotations be fairly compared.
Without these documents, each contractor may make different assumptions regarding materials, structural elements, finishes, or workmanship standards. A lower quotation may result from reducing or omitting certain specifications, using lower-grade materials, or excluding works that may later become variation orders.
House construction is not simply about achieving the required floor area. The quality of the structure, compliance with engineering standards, and proper construction methods are equally important to ensure the safety, durability, and long-term performance of the building.
For this reason, clients should also consider the contractor's professional background, technical expertise, and construction experience—not just the quoted price. A professionally managed contractor is more likely to construct the house in accordance with approved drawings, engineering requirements, and industry best practices, resulting in a safer, higher-quality, and more reliable home.
Ultimately, the lowest quotation does not always represent the best value. The best decision is based on a fair comparison of identical specifications, quality, scope of work, and the contractor's capability to deliver the project to the required standard.
