WHAT MAKES A SURVEY PLAN LEGIT?

A registered survey plan typically includes several key details, but it's important to note that you cannot confirm whether a survey plan is officially registered just by looking at it. However, you can identify that it was prepared by a registered surveyor if it contains the following information: the name and signature of the registered surveyor, the survey plan number, the surveyor's office address (and sometimes phone number), the official seal issued by the Surveyors Council of Nigeria (SURCON), the shape and dimensions of the land, reference coordinates or beacon numbers, the total land size, your name as the property owner, and the address of the property. These elements are essential in a proper survey plan. If most of these details are missing, it's likely not a registered survey plan but merely a rough sketch.

The differences between a provisional survey and a Redcopy survey.

Provisional surveys serve as a preliminary tool for assessing land, while registered surveys provide legally recognized and detailed information necessary for land ownership and development

A provisional survey plan means that information on the survey plan can still be modified, which means the survey has not been submitted for record purposes at the surveyor general's office which is the final step in every documentation process once the mandatory fee payment has been made and pillar numbers and coordinates has been taken.

However some surveyors who are more concerned about their personal gain alone can deliver a provisional survey instead of Registered one.

Why did Building crack. The answer to this is why did people fail sick? I'll try my best to say a few.
crack are of different types basically the bigger the crack the more worried you should be.

1. Bad Plastering Mix: Crack can be caused by using a bad plaster mix that is too sticky so to speak when they dry up they shrink a d cause cracks on the wall which are usually hairline cracks and they usually look like what you see when mud dries. in this type of case you have no risk of collapse.

2. Different Settlement: This happens when one part of your foundation sinks more then another part, causing one side of the building to beging to separate form the rest of the Building and that gap becomes visible cracks in the wall this usually starts small and beging to extend over time and usually very visible in the walls. In this type of case, you need to worry call a structural engineer to come and assess the Building and advice accordingly.

3. Falling Structural Elements : This happens when the Building cannot carry it's own weight or the weight of the occupants either because the structural Design was faulty which is hardly ever the case or they are using the Building for something different from what the Building was designed for that's like coverting a house into a warehouse but this is the most popular one shoddy construction.

Not All Lands With C of O Are Worth Buying
Not all lands with C of O are worth buying so many people believe that a property is safe to buy once it has C of O popularly known as the certificate of occupancy Yes! C of O is an officially recognized land document for demonstrating the right to a land however not all with C of O are safe to buy and here is why there are different types of C of O there is regular C of O and there's Global C of O.

A Global C of O cover several plots of land mostly owned by a Real Estate entity while a Regular C of O cover one or few plots of land owned by an individual.

We also have C of O of purpose this can be categorized into Residential,Commercial, Agricultural and Industrial Certificate of Occupancy a land with Agricultural C of O can only be used for such purposes therefore in account must it be used for any other purpose aside is primary purpose Approved by the State Government.

So do not mank that mistake of believing that all land with Certificate of Occupancy C of O are safe for you to build on remember to ask for the primary purpose to avoid building a Residential apartment on a land meant for Industrial purposes.
