6 DOCUMENTS IN REAL ESTATE YOU SHOULD KNOW ABOUT BEFORE YOU BUY THAT PROPERTY!

Most buyers buyers just place a bid for their next dream home without understanding a few other must have 'title' documents that completes the entire process.

These documents, largely determines the entire cost and worth of a land/building.

In this post, I have outlined these documents in other of priority so you can become more familiar and also know which request for the next time you purchase a property.

1.DEED OF ASSIGNMENT: A Deed Of Assignment is one of the transactional documents drawn up by a real estate attorney between the current title holder and the new buyer.
It can also be termed as a legal document or an agreement between the seller and the buyer showing evidence that the seller has transferred all his legal rights/interests of a property to the buyer(the assignee).

When ownership is transferred, the deed of assignment shows the new legal owner.
It contains very pertinent information such as the date the ownership of the property was transferred, and a specific description of the supposed property.

2. SURVEY PLAN: This is the document that contains accurate measurements and description on a parcel of land. A survey plan must contain the following..

☑️ The name of the owner of the land
☑️ The address or location of the land
☑️ The size of the land
☑️ The drawn out portion of the land survey
☑️ The beacon numbers
☑️ The name of the surveyor who drew up the survey plan and the date
☑️ A stamp showing if the land is free from government acquisition or not.

3.EXCISION: An excision simply means taking a part from a whole of the entire property 'in other words, "to cut it''. Then this excised parcel of land is published in the government official gazette of that state.

4.GAZETTE: it's an official document in which every information related to land use is recorded and stated in details.

This also shows the villagers that has been granted excision and the quantity of land that has been given to them for the purpose of residential and commercial developments.
It's from the excised portion that the villagers are allowed to sell land to the public.

The best way to know if a land is under acquisition or not is to get a surveyor to chart the site/land and take it to the surveyor generals office to do a land search.

5.GOVERNORS CONSENT: When a land with Certificate of occupancy is sold to another person, it's required that such a person obtains the consent of the governor before that transaction can be deemed legal in the eyes of the government.

As the name sounds, a governors consent means the governor consented to the transaction; the transfer of ownership of a parcel of land with certificate of occupancy from one person to another.

6.CERTIFICATE OF OCCUPANCY(C Of O): A C Of O is usually issued by the state government, indicating that a person owns a parcel of land or property. State government also gives it to the allotters of the governments land.

C of O officially leases land to you the applicant for 99years.

Depending on the land/property, you don't need all the documents listed here.
