Dear Client, before you lay that foundation or call your Contractor, please read this.

You’re about to spend millions of Naira, maybe your life savings on a project that should stand for generations. But here’s the truth…
Many buildings are not demolished because of “tribe” or “religion.”
They get demolished because someone didn’t do things right from the beginning.

Before you start, here are 4 things you must do, not to impress anyone, but to protect your hard earned money and your future:

1. Secure the Right Land Documents
That “receipt” you got from the agent is not proof of ownership.
Make sure you have your survey plan, deed of assignment, and C of O or Governor’s Consent (depending on your location).
Without these, your land can be disputed, or worse, the government might claim it.
Before you build on land, make sure you truly own it.

2. Know Your Zoning Area
Every land has a purpose, residential, commercial, or mixed-use.
If you build a 2-storey house in a zone meant for bungalows, authorities can mark it for demolition no matter how fine it looks.
Before you design, visit your local planning authority to confirm what’s allowed in that area. Don’t assume, confirm.

3. Get Your Building Approvals First
Don’t be in a hurry to start laying blocks.
For a two-storey building or more, you need approved architectural, structural, and mechanical drawings.
This isn’t about bureaucracy, it’s about safety and legality.
Once approved, you can build confidently, knowing your project meets every standard.

4. Work With Qualified Professionals, Not “Experienced” Bricklayers or Quacks.
This is where many people get it wrong.
They’ll say, “My uncle has been building for 15 years; he knows what to do.”
No! Multi-storey projects are science, not guesswork.
You need qualified Architects, structural engineers, and builders, people who understand loads, reinforcement, and safety.

Who Owns the Remaining Materials on Site?

This debate has been causing small wars between clients and contractors. You finish a project, some materials remain, and suddenly both sides start claiming ownership. Let’s clear the air once and for all.

Every project begins with a Bill of Quantity (BOQ). In that BOQ, a smart Quantity Surveyor already includes a 10 to 15% variation allowance. This is not an error. It covers unforeseen and inevitable factors that occur during construction.

Unforeseen factors are those natural or accidental events that nobody plans for. A heavy rainfall that washes off freshly cast concrete. A section of weak soil that requires extra excavation and more concrete. Those things happen.

Inevitable factors come from site operations. Maybe some blocks break during offloading, a few woods get damaged during formwork, or a labourer mixes concrete with the wrong ratio. These small losses are already accounted for in that variation.

Now, let’s get to the main issue — who owns leftover materials?
1. If the client bought the materials, everything on site belongs to the client. No argument. The contractor has no right over what remains, even if he supervised every single item.
2. If the contractor was paid to buy materials, but there was no written agreement or contract stating ownership rights, the materials still belong to the client. The money used was the client’s, not the contractor’s.
3. If there’s a signed agreement, and the contractor procured the materials under a fixed contract sum, then the unused items can be negotiated. But courtesy and transparency demand that the client be informed first.

In plain terms, the person who funded the purchase owns the materials.
Simple. No emotions. No guessing. THE CLIENT.

The Varriation in Price and Material quantity is shoulded by the clients for there is every reason the cleint should also benefit from any material remaining.

5. REGULAR MAINTENANCE: Inspect and address any structural issues promptly.

The foundation is the base of every building. It is the part of the structure that transfers the weight of the house safely to the ground. Without a strong foundation, no building can stand the test of time.

The concept of foundation is simple: the soil has to carry the load of the building. If the soil is weak, the foundation must be designed deeper or wider to spread the load. That is why engineers choose between shallow foundations (like strip, pad, and raft) for light structures on firm soil, and deep foundations (like piles and piers) for heavy structures or weak soil conditions.
