Rough Estimate of a Building: What You Should Know Before Starting Construction

Before you lay your first block or buy your first bag of cement, one of the most important steps in building construction is preparing a rough estimate. This gives you a clear idea of how much the entire project might cost, from foundation to finishing.

A rough estimate helps you answer key questions like:
How much will the materials cost?
What will I pay for labour?
What hidden costs should I prepare for (like logistics, permits, etc.)?

It typically covers:

✓ Site preparation
✓ Foundation works
✓ Walling
✓ Roofing
✓ Doors and windows
✓ Electrical and plumbing installations
✓ Finishing (plastering, painting, tiles, etc.)
✓ External works (soakaway, fence, gate, etc.)

Though it’s not 100% final, a rough estimate gives you direction. It prevents surprises, helps you budget properly, and lets your contractor or engineer plan more accurately.

If you’re planning to build, don’t skip this step. Whether it’s a bungalow, duplex, or commercial space, get your estimate done by a professional, it will save you money, time, and stress.

Anthropometrics consideration is very important in your designs 🙏

Let me break this down ✅

Anthropometrics is the study of human body measurements, including size, proportions, and composition.

In Architecture Anthropometrics means:

Designing spaces and buildings that accommodate human movement and interaction, including furniture and doorways.

Many have dining in there homes but trust me they cant comfortably shift the chair back to access sitting 🪑, you see them sttuggling hard to get to sit, considering Anthropometrics would have solved this because the measurements would have been considered while designing.

Many have car parks but they can’t park two cars there and comfortably open the door to alight 💔

Many have passage in their home but yet two can’t pass same time, a friend of mine scratched his skin the other day because his wife was coming same way and he was halfway already and couldn’t go back so he had to fix himself so tight on the wall for her to pass 😅 your passage shouldn’t be a tunnel ✍️ Many can’t even raise their hands to avoid scratching their elbow 🙂

Many toilet you cant move your body or even bath with your partner 💔

Anthropometrics consideration is very important, don’t just go about buying designs, alot comes with a good design!!!!!

Accurate anthropometric data is crucial for creating user-friendly designs, promoting safety, and assessing health status.

Beam Depth Is Not Determined by Plank Size

Before you rest tonight, reflect on this:

It is not the size of available formwork planks that determines the depth of your beam.
It is the structural drawing that defines it , clearly and without compromise.

On most sites, it’s common for carpenters to suggest reducing the beam depth just because they can’t find 300 mm planks in the market. They often argue that using a smaller size will “save wood” or avoid “waste.”
This is a dangerous shortcut.

Here’s what you must understand:
• A standard 450 mm beam depth comes from 300 mm web + 150 mm slab thickness.
• If the carpenter uses a 225 mm (9”) plank instead of 300 mm, your web becomes shallow by 75 mm.
• This compromises the beam’s load-bearing capacity and goes directly against the structural intent of the design.

Reducing the depth of a beam without engineer approval is not only incorrect , it is a structural error.

✅ What Should You Do?
• If the market doesn’t have 300 mm planks, cut and combine planks to achieve the required depth.
• Sort two pieces of formwork to make up the exact beam web depth as shown in the structural drawing.
• Tell the carpenter clearly:
“I’m not here to adjust structural elements to suit the plank market. The beam depth must be exactly what is on the drawing. No reduction. No excess.” This show that you understand the principles of beam effective depth to defection.

This is one of the key site principles you must stand on with confidence.

Once you understand this, you won’t be misled.
Site convenience must never override structural integrity.

The soil bearing capacity determines the type of foundation and the building to embark on.
If the soil bearing capacity is very low don't even think of multi-story buildings.

Each time I see things like this I laugh a lot 😅

Some landlords accept designs that lack anthropometrics considerations.

Everyone want to have a building but only few want a structure✅👌

Choosing to have a 4/6 bed on a room means you must provide a wall space of about 1200mm -1500mm , this because the bed head shouldn’t be obstructed by any window ✅

When you visit your site and enter any room or even the Architectural design ask for the wall that can fit your bed 🛌 without obstructing your window ✅

If you want a 6/6 big size bed then it means you must provide a wall space of about 1800mm -2100mm , this because the bed head needs to rest properly without window interference ✅

Don’t allow your bed head to rest on a window , it’s not safe and it’s wrong.

Integrity and trust are not just nice-to-haves; they are the bedrock of a sustainable career or business. Think of them as the foundation of a building-without a solid one, no matter how well you know the job , it will eventually crumble

The reason why some building collapsed in Nigeria, is as a result of some of these Structural errors, how will a steel fixer lapped a Superstructure Continuing R.C Column re-bers like this ,I don't know why a lot of Nigerian homeowners will want to spend a lot of money to build but thinks going for experienced Structural Engineers, Building Engineers to supervised for them are expensive in oder to let their artisans do what's Structurally right and correct.
Note a Superstructure Continuing R.C Column Re-bar is Structurally supposed to be lapped to sit on the oversite concrete or Superstructure Ground floor, first floor slab etc etc to distribute loads evenly on the R.C Floor slab but not in the middle of the re-bar.
Before you you decides to build as a client think about cost and also safety ss well and always go for the right Professionals to design and supervised for you.
