Are you going to build, renovate, or demolish? If so, you must comply with the rules in the Decree on construction works in the living environment (Besluit Bouwwerken Leefomgeving, Bbl). And with the rules in the environment plan (Omgevingsplan). You usually need an environment and planning permit.

Technical construction rules

Your building must be constructed in line with the technical construction rules (building regulations). This is important when you select premises for your business and when you start to refurbish or construct a building.

The technical rules on the safety, health, usability, and sustainability of buildings are set out in the Decree on construction works in the living environment (Besluit bouwwerken leefomgeving, Bbl).

Building Quality Assurance Act (Wkb)

The Building Quality Assurance Act (Wet kwaliteitsborging voor het bouwen, Wkb) aims to improve construction quality. The Wkb will come into force in stages. As a result, an independent quality assurer will check if the construction meets the building requirements. The Dutch Civil Code has also been amended to increase the builder's liability for construction defects.

Rules on demolition

Are you going to demolish or have demolition work done? Or are you having asbestos removed? If so, you must notify the municipality at least 4 weeks in advance. In addition to the notification obligation, there is a duty to provide information. You must notify the municipality well in advance of the start date and end date of the work. You can find more information in the Omgevingsloket.

Sometimes you do not have to report demolition, for example if you are removing a maximum of 10 m3 or removing a seasonal structure.

Rotterdam owes its name to a dam on the river Rotte . The city is located on the Nieuwe Maas river.

After the historic city center was largely destroyed by a German wartime bombing in 1940, Rotterdam became a cradle of innovative architecture , including the Erasmus Bridge , the Cube Houses , and a large number of skyscrapers . The city is also known for Erasmus University and the art collections of Museum Boijmans Van Beuningen.

Since the ninth century, the settlement of Rotta was situated on the site of Rotterdam's current city center . It became uninhabitable in the twelfth century due to flooding by the river Rotte. Around 1270, a dam was built in the Rotte at the point where the Hoogstraat crosses it.

Between 1449 and 1525, the late Gothic St. Lawrence Church was built . In medieval Rotterdam, this was the only stone building. It was an ambitious project: at the time, Rotterdam consisted of approximately 1,200 houses.

The city was expanded in two ways: through the annexation of a number of surrounding municipalities and through the construction of many new neighborhoods. The first wave of annexations took place at the end of the nineteenth century with Delfshaven (1886), Kralingen , part of Overschie , and Charlois in 1895.

Meanwhile, the center of Rotterdam was gaining increasing allure. The city walls had been demolished some time before, but the moats and canals , which also formed part of earlier defensive works, remained. Around this time, these were largely filled in to create more space, partly for the greatly increased traffic. The Binnenrotte was also filled in for the construction of the elevated railway . Port magnates and the municipality invested in prestigious buildings. For instance, the luxury shopping arcade De Passage opened in 1879. And in 1908, the distinctive Hofplein Station and Café Loos opened on the busy pre-war Hofplein. City expansion also continued. At the end of the 19th century, construction began on the Oude Westen , the Oude Noorden , and Crooswijk . From 1900 onwards, construction began on Middelland and the Nieuwe Westen .

Hoek Van Holland is located at the mouth of the New Waterway shipping canal into the North Sea. The village is administered as a district of the municipality of Rotterdam.

The Hook of Holland area was created as a sandbar in the Maas estuary, when it became more and more silted after St. Elizabeth's flood of 1421. All kinds of plans were designed to improve the shipping channel to Rotterdam. In 1863 it was finally decided to construct the New Waterway which was dug between 1866 and 1868. The route ran through the Hook of Holland, where a primitive settlement, Old Hook (Oude Hoek - nowadays the Zuidelijk Strandcentrum), was created. Many workers and senior employees of the Rijkswaterstaat settled in Old Hook.

The Berghaven is a small harbour on the New Waterway where the Rotterdam and Europoort pilots are based. This small harbour is only for the use of the pilot service, government vessels and the Hook of Holland lifeboat.

After the First World War the village started to develop into a seaside resort. It has since been informally known as 'Rotterdam by the sea'.

Gouda is a city and municipality in the west of the Netherlands, between Rotterdam and Utrecht and is located in the province of South Holland.

The city is famous for its its 15th-century city hall and has an array of historic churches and buildings.
In the Middle Ages the Van der Goude family founded a settlement at the location of the current city and built a fortified castle alongside the banks of the Gouwe River, from which the family and the city took their names.

Around the year 1100 the area of present-day Gouda was a swamp and covered with a peat forest and was crossed by small creek such as the Gouwe.

In the 13th century, the Gouwe was connected to the Oude Rijn (Old Rhine) by means of a canal and its mouth at the Hollandse IJssel was developed into a harbour. Castle Gouda was built to protect this harbour. Great fires in 1361 and 1438 destroyed the city.

In 1551 marks the founding of the oldest still-functioning inn, De Zalm, located on Markt 34, near the historic Waag building.
Starting in 1830, demolition of the city walls began. The last city gate was torn down in 1854.

From 1940 on, back-filling of the city moats and city-canals, the grachten and so began the Nieuwehaven, Raam, Naaierstraat, and Achter de Vismarkt. However, because of protests from city dwellers and revised policies of city planners Gouda did not continue with the back-filling of the moats and city-canals now considered historically valuable.

The city originated as a d**e village on the south side opposite an artificial hill at the confluence of the Old and New Rhine . The oldest mention of it is around 860. The village at that time was called 'Leithon'.

The Bishop of Utrecht resided in the castle situated on the hill. The castle came into the hands of the Count of Holland around 1100. The favorably located settlement was granted itscity rights in 1266. With its flourishing cloth industry developed into one of the largest cities of the County of Holland . In 1389, when the population had grown to approximately 4,000, the city had to be expanded with the district between Rapenburg (formerly the southern edge of the city) and the Witte Singel.

During the Golden Age Leiden was the largest city in the Netherlands after Amsterdam. Population growth made the construction of new canals and moats necessary. The current centre of Leiden, recognizable by its moat pattern, was completed in 1659.
During the Second World War, Leiden was heavily hit by Allied bombardments. The area around the station and the Marewijk (now the area around the Schuttersveld and the Schipholweg) was almost completely razed to the ground. The historic centre was spared.

Present-day Leiden primarily profiles itself as a center of scientific knowledge and new technology . In addition, tourism plays an increasingly important role in this historic fortified city .
