The windows are in, and the form is taking shape.

At our Bridleways Estate project in Cambridge, the SIP structure is doing what it does best: clean lines, minimal framing, and enough structural strength to carry those vaulted ceilings without the usual compromises.

It’s a small moment in a long build, but it’s when the design starts to feel real. This home is on track to sit in the top 1% of high-performance homes in New Zealand, built for comfort, efficiency, and the way you actually live in it.

Airtightness is one of the simplest ways to understand how well a home has been designed and built.

A blower door test measures how much air leaks through the building envelope, giving us a result in ACH - Air Changes per Hour.

The lower the number, the more airtight the home - helping reduce heat loss, improve comfort, lower energy use, and give us better control over indoor air quality.

For context, a typical recently built NZ home is around 5 ACH, while Certified Passive House requires 0.6 ACH or less.

Our homes are currently achieving around 0.25–0.45 ACH.

Small number. Big difference in performance.
