The bigger picture of a project includes things designers don’t usually mention.

Insurance sits outside the strict definition of architecture, but it sits squarely inside the responsibility of a designer who cares about client outcomes.

It is pretty common in the architecture industry to focus solely on designing and detailing homes or buildings. However, it is really important to step back and see the bigger picture, and to appreciate the journey clients go on from concept through to completion. One of the aspects that catches a lot of clients out is contract works insurance, particularly when they are doing a renovation.
For a new build, contract works insurance is taken out by the builder, so as a client you do not have to worry about it. There are plenty of other things occupying your headspace at that stage.

However, if you are doing a renovation, contract works insurance needs to be taken out by you. You may be living in the home while the work is happening, and there will be existing parts of the house that are not being touched. You want to ensure both the new works and the existing structure are covered, so that if there is a disaster or damage to either, you are not left out of pocket.
Insurance sits outside the strict definition of architecture, but it sits squarely inside the responsibility of any architectural designer who genuinely cares about the new homes outcomes for their clients. Flagging it early is part of the job.

I know plenty of people who wanted a high performance home and not followed through because of the cost. That doesn’t have to be your story
I've watched the additional cost of going beyond code become a barrier for everyday people. The truth is that most high performance designs aren't designed efficiently, premium products and systems get specified without thinking about how smartly they're used. So when I designed Small Smart Spaces I worked the systems hard, maximising the capabilities of SIPs panels, ventilation and window and door design. High performance shouldn't be a privilege. It should be a design decision.

What I have learned is that architectural design does not exist in isolation.
Architecture needs to work alongside the entire lending and building contract process, not above it.

Over the course of a 26 year career, what I have come to appreciate is that architectural design does not exist in isolation. It needs to work alongside the entire lending and building contract process, and it needs to support and operate within those constraints.
This is a conversation you need to have with your architectural designer and your builder early on.

Understanding how different contracts work, how banks respond to them, and what lenders require allows clients to make informed decisions about how much flexibility they want in their building contract, and as a result what level of detail they need from their architectural designer.

Having this clarity early on makes the entire design and build process far smoother, far more aligned, and far more likely to stay on budget.

Architecture is one input into a wider system that includes lending, contracts, and construction. New homes projects that respect that system from day one tend to deliver what was promised, on the timeline and budget that was promised.

How to Spot a Home Done Right
The everyday signs of a High Performance Home, from quiet rooms to lower power bills and even a better mortgage rate.
The signs of a home done right are simple, and you don't need a degree in building science to spot them.
It doesn't overheat in summer much above 25 degrees Celsius, whether you're home or not. It's quick and easy to heat in winter. Your winter power bills are low. Your home seldom drops below 20 degrees Celsius, so you can walk around in a t shirt while it snows outside.
It's dry. No mould. No dripping windows.
And here's a quiet benefit most people don't expect: it's also quiet. A well sealed home shuts out the busy noises of an urban environment.
There's a financial signal too. Better finance deals are now available for Homestar rated homes, which are homes done right, with an interest rate reduction of 0.7%. That means lower mortgage repayments on top of lower power bills.
Our homes are our greatest asset. So it makes sense to get them right, and not just assume the building code, which sets the legal minimums, will make that happen for you.
