Designing with a Constrained Site

A narrow triangular corner site called for a very deliberate response.

Rather than forcing a conventional plan onto the land, the house follows the geometry of the site — carefully positioning the main living spaces around a private north-facing courtyard.

The result is an open-plan kitchen, dining and living space that gains sunlight, outlook and privacy, while making the most of every part of the site.

A Courtyard at the Heart of the Home

Looking back from the courtyard, the idea behind the house becomes clear.

Full-height glazing opens the kitchen, dining and living spaces toward the north, while the surrounding building form creates privacy from the exposed edges of the corner site.

Instead of leaving outdoor space around the perimeter, the courtyard is brought into the centre of daily life — extending the open-plan living area beyond the glass.

Landscape as Part of the Architecture

The landscape was considered from the earliest stage of the design — not as something added around the house, but as part of the spatial experience itself.

Water, planting and natural textures are introduced through the courtyard and internal landscape moments, creating softer transitions between architecture and garden.

A small moment, but an important part of how the house is experienced.

Coastal Court, Long Bay | Under Construction

Some homes leave the view outside the window.
Others are designed to frame it from the very beginning.

The raked ceiling opens up the upper level, drawing the eye beyond the backyard and out towards the endless Long Bay coastline.

Even at framing stage, the intention is already clear — space, light, and an uninterrupted connection to the sea.

Light and Volume

A double-height living space and high-level glazing draw natural light deep into the centre of the house.

The ceiling follows the geometry of the building, while the expansive glass façade opens the room toward the private courtyard. Together, light, height and proportion create a living space that feels generous without losing its sense of calm.

Between Inside and Out

The kitchen and dining spaces open directly toward the north-facing courtyard, with full-height glazing forming a light and transparent threshold between inside and out.

Rather than treating the courtyard as a separate outdoor area, the design allows it to become an extension of the interior — bringing daylight, movement and changing reflections into the heart of the home.
