Woodside Bed & Breakfast | ADNZ Regional Award

Set amongst the Wairarapa landscape, Woodside Bed & Breakfast was designed to let the setting take centre stage.

Long and low, the home sits comfortably in the landscape, with its form deliberately restrained to frame uninterrupted views across to the Tararua Ranges.

Designed by Mike Holmes of Holmes Architecture, Woodside was recognised at this year’s ADNZ Regional Awards with:

🏆 Regional ADNZ Resene Kaitiakitanga Award
👏 Commended – Home Interiors

A project where the architecture is as much about what you see beyond the walls as it is about the building itself.

A great result for Mike and the wider team - and a huge thank you to our clients and design and build partners who helped bring Woodside to life.

Construction: Maple build
Structural/; Essen Engineering
Joinery: Carrolls Joinery

Khandallah House | Architectural Designers New Zealand Regional Award Winner

From a cold, leaky bungalow perched high above Wellington Harbour to a warm, modern and resilient home designed around the view.

Khandallah House was a renovation that became a near-complete rebuild, transforming the home while making the most of its incredible position overlooking the harbour and city.

Inside, the home balances comfort and sophistication. Interior selections by House Party elevate the vision, with finishes, fixtures and furnishings chosen to reflect the tone and texture of the natural environment.

The result is a home with a real sense of luxury, but one that feels grounded in its setting – with the panoramic views doing much of the talking.

We’re pretty proud of the recognition at this year’s ADNZ Regional Awards, where Khandallah House took out:

🏆 Regional Award – Home Interiors
👏 Commended – Residential Alterations & Additions
👏 Highly Commended – Resene Colour in Design

A great result for Mike Holmes and the wider team who brought this one together, working closely with some excellent project partners.

Construction: Helson Construction
Interior Design: House Party Interiors
Structural: King & Dawson
Joinery: Supremo Kitchens
Photography: Adrian Vercoe

A huge thank you to our clients and everyone involved in bringing Khandallah House to life.

We are over the moon that two of our homes were awarded multiple awards at the Architectural Designers New Zealand Regional awards. Both these projects will now be judged nationally.

This is particularly an honour, with so many incredible homes presented for these awards. It’s a privilege to stand amongst the talent, creativity and design excellence we have in this country.

A pretty special result for the Holmes Architecture team - and our clients - at this year’s Architectural Designers New Zealand Regional Awards, with two of our homes recognised across multiple categories.

Here’s what The Post had to say:

“Another design recognised for its utilisation of the scenery was Khandallah House by Mike Holmes of Holmes Architecture.

Once a cold, leaky bungalow perched on the hills above the Wellington harbour, a simple renovation-turned-near complete rebuild made the space unrecognisable.

Now it is a warm, modern and resilient home with a sense of luxury intended to complement the panoramic ocean and city skyline views.

Khandallah House was the winner of the Regional Award for Home Interiors, Commended for Residential Alterations and Additions, and won the Highly Commended Award for Resene Colour in Design.

Woodside Bed and Breakfast, also by Mike Holmes, was Commended for Home Interiors and received a Regional ADNZ Resene Kaitiakitanga Award.

Set in the Wairarapa landscape, the design was positioned to capture uninterrupted views of the Tararua Ranges.

‘Long and low, the home is anchored to the land ‒ its form deliberately restrained, allowing the surrounding landscape to take precedence,’ read the project’s summary.”

A huge thank you to our clients and to the design and build partners who helped bring these two very different homes to life.

Stay tuned for more on Khandallah House and Woodside Bed & Breakfast, and the stories behind the accolades.

A modest 1970s farmhouse, reworked with a bold contemporary addition.

With limited room to extend at ground level, the answer was to go up.

A second-storey ‘black box’, clad in black-stained Lunawood, now sits in contrast to the original stucco farmhouse. Moving the main bedroom, ensuite and walk-in wardrobe upstairs allowed the ground floor to be reconfigured, opening up the living spaces and improving the way the home functions.

Outside, new covered spaces create zones for dining, relaxing and cooking, connecting the home more closely with its rural Wairarapa setting.

The result retains much of the original footprint and character while creating a home that works better for the way its owners live today.
