The frames are up and this one is really starting to take shape.

We’ve been back on site with our clients refining the final details and colours, while Pipe Masters have been busy getting the new stormwater tank into place.

There’s always plenty happening behind the scenes before you get to the finished result — and we love seeing all those pieces start to come together.

There are some projects that are special from the very beginning, and this is one of them.

This morning the frames arrived at 134 Waratah Street. Standing here looking out across the harbour towards Mauao, it’s exciting to see months of planning finally becoming a reality.

This home has been in the family for generations, and now Clive and Alessandra are creating a space that reflects their own vision—a beautiful Balinese-inspired villa designed to feel calm, private and connected to its surroundings.

Every detail has been carefully considered, from the layout and natural light to the gardens, spa, materials and the way each space will feel to live in.

Framing is a huge milestone, and we’re looking forward to sharing the journey as this incredible project comes to life.

Earthworks have officially begun on this Balinese villa dream.

The story started more than 20 years ago, when Clive and Alessandra purchased a set of beautiful Javanese doors in Bali and brought them home to New Zealand. After travelling halfway around the world and waiting patiently for their moment, those doors are now becoming the heart of a Balinese-inspired villa overlooking Matua.

What I love most about this project is that it isn’t just another house. It’s a family home filled with history.

Clive’s mum built the original home, and now, in their 70s, Clive and Alessandra are adding their own chapter to its story. A space designed for them to enjoy in the years ahead, while also creating something enduring for their children and grandchildren.

These are the projects that mean something.

Spaces that carry memories, tell stories and stand the test of time. Homes that reflect the people who created them and the life they’ve lived.

What do we really leave behind for our children and grandchildren? It isn’t always something material. But when it happens to be a Balinese villa standing proudly over Matua, that’s pretty special too.

🛠️ SEAMLESS BUILDERS COMMUNITY GIVEBACK PROJECT 🛠️

We’re giving away up to 3 days of FREE qualified building labour to help a deserving local person, family, or community group with a project that truly matters 💙

At Seamless Builders, we’re a design & build company specialising in major renovations and custom new homes — but we wanted to set aside some time to give back to our local community using the skills of our qualified builders.

We know there are plenty of smaller projects out there that could make a real difference to someone’s day-to-day life — they just need the right helping hand to get them over the line.

Maybe it’s an older person struggling to keep up with maintenance.
Maybe it’s a family going through a tough season.
Maybe it’s a local kindy, sports club, or community group needing a hand.
Or maybe it’s simply someone who always puts others first and now deserves a bit of support themselves.

We’re donating up to a maximum of 3 days of qualified building labour from Ryan to one deserving local project.

Projects that may suit this type of giveback could include:
✔️ Small repair work
✔️ General maintenance projects
✔️ Accessibility improvements
✔️ Deck, step, gate or fence repairs
✔️ Timber repairs or replacement
✔️ Small outdoor projects
✔️ Repairs requiring a qualified and experienced builder
✔️A small project for a not for profit organization

Please note these are simply examples, and we’re open to considering a range of suitable projects.

Please note:
• This is for LOCAL projects only
• Materials must be PAID for upfront by the applicant/winner
• The free labour component is capped at a maximum of 3 days
• Any work required over and above the 3 days will need to be paid at our standard hourly rates
• Additional work will also need to be assessed and approved by Seamless Builders before proceeding
• Project suitability, scope, and timing will be assessed by our team at our discretion

A lot of planning is going into this renovation project in Matua for some wonderful clients.

Having lived in Indonesia, they brought home these gorgeous Balinese doors many years ago — so incorporating them into the renovation was essential.

They’ll become the entrance into what we’re calling “The Villa” — a space designed for family and friends to stay.

From those doors, the whole concept of a Balinese-inspired villa began.

The project is currently with council awaiting approval, and we’re looking forward to getting it underway soon. We can’t wait to share more as it progresses.

It’s that time of year again… the rain’s back, and so are the leaks ☔️

We’ve had a big spike in reclad enquiries lately, and honestly, it’s not surprising. This is usually when issues that have been sitting quietly suddenly show up. Damp patches, musty smells, water tracking in where it shouldn’t.

These before and afters are from a recent reclad we completed in Papamoa. What started as obvious weather-tightness issues turned into a full transformation, not just fixing the problem, but giving the home a brand new, modern exterior that’ll last.

Recladding isn’t just about looks. It’s about protecting your home, your investment, and avoiding bigger, more expensive problems down the track.

The thing with leaks is they don’t get better on their own. What starts small can turn into serious damage pretty quickly once winter sets in.

If you’ve noticed any signs of leaking now that the weather’s turned, it’s worth getting onto it early.
