Building a new home in 2026 comes with a few trade-offs. Material prices are still high and can be unpredictable—especially the cost of timber and GIB—and an existing home of similar quality may cost less upfront.

On the plus side, interest rates are easing, land prices are stabilising, and Marlborough’s quieter residential market means quality builders may be easier to book. Start planning in spring and you could be settling in by next winter.
A new build also gives you better insulation, lower long-term energy costs and the freedom to design a home around your family’s lifestyle. If those benefits matter most, 2026 could be a great time to get started.

Thinking of building a granny flat in 2026? While you may not need a building consent anymore if you are building less than a standalone unit less than 70m2 there are other things to think about:
• The building will need to meet the NZ Building Code.
• You still need to meet the local council's planning rules (like how tall you can build and how close to the boundary).
• If you are Marlborough based, you will probably need to pay an MDC ‘development contribution’ which can be $20000 - $30000.
