"Should we renovate or just move" comes up in nearly every first conversation we have with a new client.
It's a genuinely fair question, and the honest answer depends on numbers most people haven't actually sat down and run.
Current equity in the existing property. Realistic renovation cost for the scope you actually want, not the number from a renovation show. Buying and selling costs on the other side, agent fees, legal costs, moving costs.
Once people run those real numbers side by side, renovating usually looks considerably more sensible than they expected walking in, especially if the land underneath the existing home holds strong value.
