Mid-winter is when buildings show you exactly how they're performing.

The rooms that never quite warm up. The windows that run with condensation overnight. The floors you avoid in bare feet until midday.

In a Passive House it's different — not dramatically so from the outside, but different to live in. The temperature is consistent room to room. There's no cold from the windows. The floor is the same temperature as the air.

These are things you feel rather than measure. But they're the result of decisions made at design stage — orientation, insulation, airtightness, windows.

Winter is a good time to pay attention to how your building is actually performing.

More glass. Less overheating. Here's how.

The existing house had a problem: large west-facing windows that turned the living room into a greenhouse every afternoon. The obvious fix would have been to reduce the glazing. We went the other direction.

The new design actually increases the total amount of glazing — bringing in more light and opening properly to the views this site deserves. But extended verandahs shade the glass when the sun is high, and exterior blinds on the west windows give the occupants control when they need it.

The result: more connection to the outdoors, better light, better views — and an end to the overheating that made the house unusable on summer afternoons.

Good passive design isn't about doing less. It's about doing it right.

Green HOME of the Year 2025. And this week, shortlisted for an NZIA Award.

Two years of net zero electricity. A house that sits at 20°C year-round — warm in winter, cool in summer — without you having to think about it. Solar, battery storage, a building envelope tight enough that the house essentially heats and cools itself.

Moonlight Tui at Arthurs Point is what we set out to prove is possible in the Queenstown climate. The NZIA judges will give their verdict on the 22nd. Whatever the outcome, the energy bills already have.

Nearly there.

This project on Frankton Road is wrapping up over the next few weeks — and this view is what it's all been for.

The screens you can see aren't just there to look good. They're doing two jobs: creating privacy on the decks without blocking the outlook, and providing solar shading so the spaces are usable year-round rather than just on mild days.

You can see the lake and the mountains through every one of them. That's intentional — the privacy is from the road and neighbours, not from the landscape.

Cleaning day at Frankton Road.

This one is just being finished, and it’s always a great stage to see everything come together properly.

We did a full walk through of one of the lower level apartments, but the bit we kept coming back to is right at the end.

The music drops out, the door closes, and you can hear the difference.

That’s what good fabric does.
Not just warmth, but calm, quiet, and a feeling of separation from the outside.

It’s one of those things that’s hard to show in drawings, but very obvious once you experience it.

This week’s 𝗧𝗵𝗿𝗼𝘄 𝗯𝗮𝗰𝗸 𝗧𝗵𝘂𝗿𝘀𝗱𝗮𝘆 is our Cotter Avenue house.

This award-winning home was designed for a tight urban site. To create privacy from the street, the front of the house is more closed, with the living spaces opening out to a courtyard behind.

The house wraps around this courtyard, bringing in northern sun and natural light throughout the day, while still feeling private and sheltered.

Sometimes the challenges of a site lead to the best design ideas.
