How do we estimate a renovation when there’s no design?
We don’t just walk around the house, squint at a wall and throw a number at it 😂
Here’s what actually happens behind the scenes:
We start with what already exists.
First stop: the property file.
We’re looking for existing floor plans, dimensions and any useful information about the home.
From there, we mark up the plans with the proposed changes using notes, colours and annotations to build a basic working scope.
It’s not pretty yet… but it gives us a map to work from.
“Bathroom renovation” isn’t a scope.
Once we understand the general idea, we break every part of the project into actual steps.
Instead of:
“Renovate bathroom”
We get into things like:
→ Disconnect electrical services
→ Cap plumbing
→ Remove wall and ceiling linings
→ Inspect framing for rot or damage
→ Complete required repairs
→ Re-line, waterproof, fit-off… and so on.
We then check the relevant Building Code requirements so we’re pricing the correct way to do the work, not just the cheapest way to get it done.
Then the QS gets involved.
Once the scope is clear, our Quantity Surveyor gets the full package:
Plans.
Photos.
Site information.
Building Code requirements.
Detailed scope of works.
Subcontractors receive the same information and are invited to walk through the project before submitting their pricing.
Meanwhile, our QS works through carpentry labour, material quantities, sequencing and the overall project costs.
Once everything comes back, it gets pulled together into one proposal for the homeowner.
Because a good estimate shouldn’t start with:
“She’ll be about…” 😅
It should start with understanding exactly what we’re being asked to build.
