Chasing perfect documentation can cost you weeks. It still might not save you from an RFI.

So where's the line? Our Design Manager Jess explains.

A big week of progress on our project at Silverdale, including one very early start!

At midnight on Friday, the team kicked off one of the largest pours on the project to date: 1,100m² of internal floor slab.
Over the next six and a half hours, 180m³ of concrete arrived across 45 truckloads, with the full slab in place by 6.30am.

It followed another early morning pour earlier in the week for the suspended car park slab, while overhead the roof is now complete and the building is increasingly taking shape.

These are the milestones that change a project quickly. A huge amount of planning, coordination and work goes into a few hours on site, and by sunrise the building looked very different from the night before.

Great work from everyone involved in keeping Silverdale moving.

Can design and build deliver a genuinely architectural commercial building?

It can, but only when architecture, cost, structure and construction are developed together.

Without that integration, design and build can become cookie-cutter. With it, clients can create something genuinely distinctive while still understanding the cost and buildability of each decision as the design evolves.

In our latest article, we look at what separates custom design and build from the standardised version, and what clients should ask before choosing a team.

Does tendering a fully designed commercial building actually get you the best price?

Not necessarily.

By the time a project reaches tender, many of the decisions that shape cost have already been made.

In our latest Attika newsletter, we look at:

• where the biggest opportunities to influence cost sit
• why technically complex projects need commercial and construction input earlier
• how to compare price without losing sight of buildability and programme

Three contractors price the same set of plans. The lowest number wins. It feels like the market has done its job.

But what if all three are pricing unnecessary costs that were locked into the design months earlier?

Competitive tendering can sharpen a price. It cannot correct every expensive decision already embedded in the building.

So does designing first and tendering later really deliver the best commercial outcome?

Complex commercial projects are often assumed to be too risky for design and build.

In practice, the opposite can be true.

When difficult ground, piling, heavy floor loads and programme pressures intersect, the greatest risk is allowing each discipline to solve its part in isolation.

Our latest article explains how an integrated design and build team can better protect cost, programme and buildability.

A tender price only means something when you understand what sits behind it.

Before choosing the lowest number, compare the scope, assumptions, exclusions and risk.

People Behind the Projects: Meet Carly Powell

Meet Carly Powell, part of Attika’s design team.

Carly has been with Attika for five years and is currently in the final year of her Diploma in Architectural Technology.

Her role is focused largely on concept design, helping shape early ideas into practical, buildable project directions.

Carly enjoys the variety of work that comes through Attika and seeing projects progress from the first design stages through to completion.

It’s this combination of design thinking, technical training and project exposure that makes Carly a valued part of the team behind Attika’s projects.

The cheapest tender can be the most expensive decision in a commercial build.

The problem is rarely the headline price.

It is what sits behind it:

• exclusions
• optimistic allowances
• untested assumptions
• unrealistic programmes

All to often these gaps only become clear once the contract is signed. Before choosing a contractor, business owners and developers need to know whether they are comparing like with like.

This article explains what to examine before accepting a commercial building tender.

A specialised crane for a tight site and solid coordination at our Silverdale project.

Onsite Solutions Ltd and Hi Lift Cranes Ltd worked together to land the PIR panels and long-run roofing using a Liebherr MK88-4.1, keeping the next stage of the build moving.

A well-planned lift like this saves time on site and gives the roofing team a clear run at installation.
