On this Ōrākei building, the concrete above five windows and along the roof beam was blowing apart. The cause: rusting steel inside the concrete. Rust swells and cracks the concrete from the inside. Someone had patched and painted over it before, and it kept going.

Our team did it properly: removed loose concrete, cleaned and treated the steel, added new steel where needed, then rebuilt with structural repair mortar. The building stayed occupied the whole time.

The patio looked fine. The floor movement didn’t.
We were called to a property in Mount Albert to investigate a stormwater issue, and what we found explained everything.

The drainage pipe under the exterior patio was terminating straight onto the ground. No connection to a proper drain. Just years of water discharging directly below the foundation. The timber piles and bearers had been rotting from beneath while everything above looked normal.

Off came the patio. Out came the damaged structure. In went new bearers, new piles, proper drainage.
