If a tenant raises concerns about mould, damp, condensation, or inadequate heating, it's easy to see it as a maintenance issue.

But under New Zealand's Healthy Homes Standards, these aren't simply complaints.

They're legal obligations.

Ventilation, moisture control, drainage, and adequate heating are minimum requirements for rental properties. And increasingly, regulators are paying close attention to compliance.

The smartest approach isn't just fixing problems as they arise.

It's ensuring the work is completed properly, documented correctly, and can be proven if questions are ever asked.

Because compliance isn't what you do.

It's what you can prove.

Mould around your window frames is a health issue, not a cleaning issue.

In many Wellington homes, single-glazed windows create the perfect conditions for mould. Cold glass, warm room air, condensation forming every night and running onto timber sills, behind curtains, and into wall framing.

Wiping it down every week doesn't fix it. Painting over it doesn't fix it. Replacing the windows potentially does.

But the replacement needs to be done properly. That means the right glazing specification for Wellington's climate, thermally-broken frames, and installation that keeps the building envelope weathertight.

We specify properly, install correctly, and back it with our workmanship guarantee.

If your Wellington home always feels cold, even with the heater running, the problem might not be the heater.

It could be underneath your house.

Many older homes have inadequate subfloor ventilation. Moisture builds up under the floor, timber becomes damp, and that dampness transfers into the rooms above.

The result?

A colder, less comfortable home that's harder and more expensive to heat.

Here's the good news.

If you're already having pile work done, that's the perfect time to sort the ventilation too. The access is already there, making it far more cost-effective than coming back later.

A soft bathroom floor has been sitting wet for way longer than you think.

By the time a floor starts to flex underfoot, moisture has usually been tracking into the subfloor for months if not years. The joists are soft. The framing is compromised. The real danger is there.

Proper bathroom floor repair means full removal of floor coverings and wet area linings, assessment of the structural framing underneath, replacement of any rotted joists or noggins, and a rebuild of the wet area to current NZS 4238 waterproofing standards.

We do it right because doing it right once is always cheaper than doing it wrong twice.

Got a stain on your ceiling?

The problem may not be where you think.

Most Wellington roof leaks don't come through the roof surface itself. They often enter through flashings around chimneys, skylights, valleys, and roof penetrations.

The tricky part?

Water can travel a surprisingly long way before it becomes visible inside your home. By the time you see a stain, the actual entry point could be somewhere completely different.

If you've patched the same leak more than once, it might be time to stop treating the symptom and find the real source.

Old cladding isn't just an aesthetic problem. It's a weathertightness liability.

Across Wellington, thousands of homes built in the 80s and 90s have cladding systems that are now failing. Moisture is getting into the walls, framing is rotting, and damage is building up that won't be visible until it becomes way too serious.

In New Zealand, significant reclad work is Restricted Building Work. It requires building consent, council inspections at key stages, and a Code Compliance Certificate on completion.

Reclading needs to be done once, done right and properly documented.

When people think about old house piles, they usually think about bouncy floors.

But in Wellington, there's another reason they matter.

Your piles and the connections that tie them to your home's framing are part of how your house performs during an earthquake.

Modern pile replacement isn't just about supporting the weight of your home. It's about ensuring the structure performs as intended in a seismic event.

And because this work is structural, it often requires building consent and a Code Compliance Certificate.

The work underneath your house may be out of sight, but it shouldn't be out of mind.

Most homeowners don't discover this problem until they're ready to sell.

If consented building work doesn't receive a Code Compliance Certificate (CCC), it can appear on your LIM report as incomplete or unconsented.

That means buyers see it.
Their lawyers see it.
And suddenly what should be a straightforward sale becomes a negotiation.

A CCC isn't just paperwork. It's proof your project was properly completed and signed off.

At Smartway Builders, every consented project includes its CCC because a properly finished build includes proper sign-off.

Thinking about selling in the future? Make sure your paperwork is as complete as your renovation.

No garage? You're not stuck with it.

A new garage is one of the most practical additions you can make to a Wellington home. Dry vehicle storage, a workshop, extra room for the things that don't fit inside, and a meaningful increase in property value.

It may also involve building consent; whether it does or doesn't, the work still needs to meet current Building Code requirements. Not every builder takes that seriously. We do.

In practice, that means your garage is designed to sit properly on its foundations, correctly braced for Wellington's wind zone, and to have weathertight cladding and roofing. It comes out of the consent process with a Code Compliance Certificate. (CCC)

That CCC matters at resale. It matters for insurance.

We manage the full process: design, consent (if needed) and build.

That damp patch on your wall might not be telling you the full story.

Most people assume the leak starts where the stain appears.

But in reality, water often enters somewhere else entirely — then travels behind the lining before finally becoming visible.

Which means by the time you see a stain, there can already be hidden rot inside the framing.

And simply sealing around the window from the inside?
That usually won’t fix the actual problem.

Proper leak detection means finding where the water is REALLY getting in — and repairing it correctly from there.
