This was the amputation of the concrete chimney we completed last week . This chimney had developed cracks through the upper structure and was causing significant leaking during all rain events into the lounge. It became very apparent once we got into it.

Many older concrete block chimneys can present an earthquake risk, particularly if they are no longer in use. Removing them also eliminates one of the roof’s most common leak points.

In this case, once the chimney was removed we uncovered severely corroded galvanised flashings. We also found premature corrosion to the underside of the Colorsteel roofing where it had been in prolonged contact with the galvanised flashing. In coastal environments, this combination can accelerate corrosion over time, increasing the risk of leaks and expensive repairs.

By removing the chimney we were able to:
✔️ Improve the home’s earthquake resilience.
✔️ Eliminate a common source of roof leaks.
✔️ Remove deteriorated flashings.
✔️ Prepare the roof for a long-lasting repair.

Sometimes the biggest problems are the ones you can’t see until the roof is opened up.

If you have an older, unused chimney, it may be worth having it assessed before it becomes a bigger issue.

This just popped up as a memory. Can’t believe it was 5 years ago we completed this renovation on our own home. Still my most favourite project to date, I had a ball doing this and still reaping the rewards by living in it everyday.

It’s not all glamorous work we do. Just gotta roll ya sleeves and get it done sometimes.

There appears to be a plague of plumbing leaks in the Ohope community at the moment with high water meter readings becoming common. These leaks have the real potential to cause major damage inside the home if not caught early. If you notice something a bit odd such as doors suddenly sticking and paint bubbling you may have a slow leak. Call your friendly plumber or local builder.

Correct shower installation is critical. Such a high risk area inside of a home that is rarely done correctly. Cheapest shower isn’t the best shower and can often leave the installer exposed to risk. Ask us about reputable brands and what makes a successful shower installation. More silicone is not the answer!!
