𝗦𝗼𝗺𝗲 𝗵𝗼𝗺𝗲𝘀 𝗽𝗮𝘀𝘀𝗲𝗱. 𝗧𝗵𝗲 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝗰𝗲 𝘄𝗮𝘀 𝗱𝗲𝗰𝗶𝗱𝗲𝗱 𝗼𝗻 𝗽𝗮𝗽𝗲𝗿, 𝘆𝗲𝗮𝗿𝘀 𝗮𝗴𝗼.

Let's say the obvious part first. Most of what makes flooding worse is not happening on your lot. Watersheds get cleared, drainage gets neglected, and money meant for flood control does not always become flood control. None of that is a design problem, and none of it is your fault.

What is on your lot is the six things above. Floor level lives in the sections. Site fall lives in the site development plan. Overhangs live in the elevations. Gutter sizing lives in the roof plan. Cross ventilation lives in whether a room got openings on two sides or only one. Every one of them is a decision someone made, or forgot to make, long before the water arrived.

You cannot design your way out of a broken system. You can decide what happens at your doorstep when it fails again.

Your café isn't hot because the aircon is too small. It's hot because the building is letting the heat in.

Quick check. How many of these sound like your place?

✅ Afternoon sun on the storefront glass
✅ Bare ceiling under a metal or concrete roof
✅ Door opening straight into the dining area
✅ Units running non-stop from lunch to close
✅ One corner always warmer than the rest

Three or more, and a bigger unit won't save you. It'll just raise the bill while the real problem stays put. The fix is design: shade, orientation, and airflow that stop the heat before it gets in.

Where the walls face, how the roof is built, whether the glass catches the west sun: all decided on paper, long before the first bill ever arrived.

Glass boxes and flat concrete roofs look stunning in the render. But they were drawn for a climate with winter, not the Pampanga plains in April. By 7pm the walls are still radiating heat inward, and the aircon never rests.

The pattern is the part that should bother you.

Mar: +₱0.64
Apr: +₱0.53
May: −₱0.02
Jun: +₱0.15
Jul: +₱0.34

Four of five months up, and the steepest climbs land in the hot season. That is not bad luck. When Luzon bakes, demand hits records, supply tightens, spot prices spike. Meralco's own June notice said it plainly: extreme heat in May pushed consumption up.

So the rent rises exactly when you need the room coolest. More pesos per kWh, and more kWh. Squeezed from both sides, in the same month.

You cannot negotiate that. You can only rent less of it.

Every kWh your building does not need is one you never pay for, at any rate. Orientation. Shading. Roof and wall assembly. Glazing. Cross ventilation.

Not one of them has a monthly bill.

The rate keeps moving. Your walls do not.

But your building? It does exactly that, every single month.

Here's what no one tells you before you build. Cooling can eat up to half of a cafe or restaurant's electric bill, and most of that isn't the weather. It's the design. West-facing glass with no shade. A roof that soaks up heat. Nowhere for air to move through. Your aircon spends all day fighting the building itself, and you pay for every round.

The part that stings: once it's built, most of this can't be fixed. Only softened.

Good design flips it. It cools the space before the aircon even turns on, using orientation, shade, and airflow. Build it right once, and it pays you back for the life of the building.
