Job Location : Makati Manila
Job Summary
The Maintenance Staff is responsible for ensuring that the building, facilities, equipment, and
utilities of R Dorm are safe, functional, clean, and well-maintained. The position performs
preventive maintenance, repairs, inspections, and assists in maintaining a comfortable and
secure environment for tenants.
Key Responsibilities
Building Maintenance
● Perform routine inspection of all common areas, guest facilities, and building equipment.
● Conduct preventive maintenance according to the established maintenance schedule.
● Repair minor electrical, plumbing, carpentry, painting, masonry, and mechanical issues.
● Ensure all maintenance work is completed efficiently and safely.
Electrical and Plumbing
● Troubleshoot and repair electrical fixtures, lighting, switches, outlets, and circuit
breakers.
● Repair leaks, clogged drains, faucets, toilets, and other plumbing fixtures.
● Report major electrical or plumbing concerns requiring specialized contractors.
Equipment and Facilities
● Monitor and maintain water pumps, water tanks, generators, elevators (basic
monitoring), air-conditioning units, CCTV systems, and other building equipment.
● Record equipment readings and immediately report any abnormalities.
● Assist accredited service providers during preventive maintenance activities.
Safety and Housekeeping
● Ensure maintenance tools and equipment are properly stored after use.
● Maintain cleanliness of maintenance rooms, utility areas, machine rooms, and work
areas.
● Follow all occupational safety procedures and wear the required Personal Protective
Equipment (PPE).
● Immediately report hazardous conditions and recommend corrective actions.
Tenant Support
● Respond promptly to maintenance requests from tenants and management.
● Perform repairs with professionalism while minimizing inconvenience to residents.
● Maintain courteous and respectful communication with tenants at all times.
Documentation
● Record all maintenance activities, repairs, inspections, and materials used in the Daily
Maintenance Report.
● Notify management of recurring issues and recommend preventive solutions.
● Assist in inventory monitoring of maintenance tools, equipment, and supplies.
Qualifications
● High school graduate, vocational graduate, or graduate of a technical course in
Electrical, Mechanical, HVAC, Plumbing, or a related field.
● At least one (1) year of maintenance experience in residential, commercial, dormitory, or
hotel facilities is preferred.
● Basic knowledge of electrical, plumbing, carpentry, painting, and mechanical repairs.
● Ability to use common maintenance tools and equipment safely.
● Physically fit and able to perform manual work.
● Honest, dependable, organized, and willing to work flexible hours when necessary.

Working Conditions
● Six (6) working days per week.
