Our clients, a newly engaged couple, commissioned a residence reflecting a Minimalist-Japanese sensibility, prioritized flexibility in the spatial design to accommodate their evolving functional requirements.

On-going construction progress of our 2-story residential project located in Zamboanga.

As a design studio, our projects are often built by 3rd party contractors, such as winning bidders, or our client's personally trusted contractor. In return, our services may be hired by clients who may not be able to visit us directly in our physical office.

While air conditioning is an effective way of cooling our indoor environments, taking advantage of natural ventilation is still the best and most cost-effective route when it comes to maintaining a clean and healthy indoor environment.

Our recent design development on a project granted us an opportunity to explore a concept that includes a tiny courtyard with provisions for small to medium vegetations.

This allowed us to harness natural light and ventilation while providing an attractive focal point in the center of the ground floor living space.

Kanino nga ba dapat UNANG lumapit ang isang kliyente kung may proyekto?

Bago naming ibigay ang aming sagot, sino-sino nga ba ang mga propesyonal na kinakailangang involved sa isang typical na proyekto?

Sa isang bahay o residential project, maaring binubuo ang team ng mga sumusunod;

1. Architect
2. Engineers (Geodetic, Geotechnical, Structural, Civil, Sanitary, Electrical, Mechanical, Electronics)
3. Interior Designer
4. Master Plumbers
5. Contractors and Builders
6. Other Consultants for Specialized Services

"Kinakailangan ba na lahat ng nabanggit ay kasama sa isang proyekto?"

Depende sa pangangailangang practical at legal ng isang proyekto.

Bago simulang maipatayo ang isang Bahay, nangangailangan ito ng permits mula sa gobyerno na makukuha lamang kung makakapag-bigay ang kliyente ng mga drawings o plano na may pirma at selyo mula sa mga Architects at Engineers.

Ang bawat proyekto ay may espesyal na pangangailangan na dapat sinusuri ng mga propesyonal upang mabigyan ng angkop na solusyon, upang makaiwas sa disgrasya o panganib sa buhay na maaring maidulot ng maling disenyo.

Kaya ang aming sagot sa unang katanungan ay, maaring lumapit ang isang kliyente sa kahit na kaninong propesyonal, basta't ang propesyonal na ito ay kukuha ng nararapat at kinakailangan na kapwa propesyonal upang lutasin at maayos na masolusyonan ang mga problema sa isang proyekto.

Simplified but uncompromised.

A Modern Minimalist - 2 Storey Residence designed to be visually private yet elegant, flexible, and spacious.

Our introverted clients wanted to enjoy the outdoor breeze while reading their favorite manga and books, but privately, without being interrupted by their extroverted neighbors.

As part of our design solution, we designed the master bedroom to have a semi-private balcony that allows them to enjoy their space.

“Architect, kayo rin ba ang mag-tatayo ng bahay na pina-design namin sayo?”

Ang isang Arkitekto o Firm ay maaring mag alok ng iba’t-ibang serbisyo, kabilang sa mga ito ay ang Regular Design Services, at Design + Build Services.

Sa Regular Design Services, ang isang Arkitekto ay naka-kontrata lamang upang magbigay ng kompletong guhit at disenyo.

Pagkatapos maibigay ng Arkitekto ang mga plano, maaring direktang mag-hire o magpa-bid ang isang kliyente sa mga contractor upang maipatayo ang bahay o gusali.

Sa kabilang banda, sa Design + Build Services, ang isang Arkitekto o Firm ay naka-kontrata upang magbigay ng kompletong disenyo, at sya naring magtatayo ng gusali o bahay.

“Architect, alin naman ang mas maganda?”

Ang bawat serbisyo na ibinibigay ng isang Arkiktekto ay bumabagay lamang sa pangangailangan ng isang kliyente. Mayroong mga kliyente na;

1. Nais lamang mag-paguhit ng disenyo dahil may sarili nang contractor;
2. Nag-iipon pa lamang nang pampatayo, pero nais nang magpaguhit ng disenyo;
3. Nangangailangan ng package na Design + Build para isa na lamang ang kausap, at naniniwala sa kakayahan ng firm upang mag disenyo at gumawa;
4. Nais makasigurado sa kalidad na gawa ng contractor, kaya nagpapa-bid sa tatlo o mahigit pang contractor upang makapili;

At maraming pang iba. Kaya mabuti lamang na komunsulta sa mga propesyonal upang makasigurado sa kukuhaning serbisyo.

“Architect, kung magpapa-design kami ng bahay sainyo, gaano ba katagal para matapos lahat ng drawings?

Ang pag-disenyo ng isang bahay ay mahabang proseso ng pagtatanong at pagsisisyasat para makamtan ang tamang solution sa mga ninanais na disenyo ng isang kliyente.

Nahahati ang pag-disenyo ng isang bahay sa apat na sunod-sunod na yugto;

1. Pre-Design Phase-

Ito ang unang yugto kung saan pinag-aaralan ng isang arkitekto ang kasalukuyang estado ng lupain kung saan itatayo ang bahay.

Nakapaloob dito ang pag check sa tamang sukat ng lote, mga zoning ordinances, land-use restrictions, klima, at iba pa.

2. Schematic Design Phase

Ito ang pangalawang yugto kung saan naguusap ang kliyente at arkitekto kung saan maaring ilagay ang mga kwarto at espasyo na kinakailangan ng kliyente.

Dito rin nagsisimulang gumuhit ng disenyo ang isang arkitekto.

3. Design Development Phase

Ito ang pangatlong yugto kung saan maari nang unang masilayan ng isang kliyente ang disenyong napagkasunduan mula sa Schematic Design Phase.

Sa parteng ito maaring magpakita ang isang Arkitekto ng mga visual aids tulad ng 3D Models at perspectives para maintindihan ng kliyente ang kasulukuyang disenyo ng bahay.

Dito rin maaring unang pumasok ang mga Engineering Consultants tulad ng mga Structural, Electrical, at Plumbing Engineers.

4. Construction Document Phase

Ito ang pang-apat na yugto kung saan idinedetalye at tinatapos na ng isang Arkitekto ang mga napagkasunduang disenyo at mga drawings mula sa Design Development Phase.

Dito narin lalabas ang mga Architectural Drawings na isusubmit para sa Building Permit.

Ang itinatagal na haba ng isang proyekto ay nakadepende sa kung gaano kabilis mapagkakasunduan ng isang kliyente at Arkitekto ang mga disenyo.

Tumatagal ang pag-guhit ng isang bahay mula sa tatlong buwan hanggang isang taon o mahigit pa, kung maraming kailangan pag-usapan at pagkasunduan.

“Architect, meron sana kaming renovation project sa bahay, kailangan ba namin ng building permit kung simple lang naman ang balak naming gawin?”

Talakayin muna natin kung para saan ang isang building permit.

Ang building permit ay isang dokyumento na ini-isyu ng gobyerno na nagbibigay patunay na ang mga plano ng isang itatayong bahay o gusali ay sumusunod sa building code standards o ligtas para tirhan.

Ayon sa Rule III – Section 301 ng National Building Code of the Philippines o PD 1096, mayroong mga exemptions sa pagkuha ng Building Permits, tulad ng mga sumusunod;

A. Minor Constructions

i. Sheds, outhouses, greenhouses, children’s playhouses, aviaries, poultry houses and the like, not exceeding 6.00 sq. meters in total area, provided they are completely detached from any other building and are intended only for the private use of the owner.

ii. Addition of open terraces or patios resting directly on the ground, not exceeding 20.00 sq. meters in total floor area, exclusively for the private use of the owner.

iii. Installation of window grilles.

iv. Garden pools for the habitation of water plants and/or aquarium fish not exceeding 500
millimeters in depth and exclusively for private use.

v. Garden masonry walls other than party walls not exceeding 1.20 meters in height, footpaths, residential garden walks and/or driveways.

B. Repair Works

i. Repair works not affecting or involving any structural member, such as replacement of deteriorated roofing sheets or tiles, gutters, downspouts, fascias, ceilings and/or sidings.

ii. Repair and/or replacement of non load-bearing partition walls.

iii. Repair and/or replacement of any interior portion or a house not involving addition or alteration.

iv. Repair and/or replacement work of doors and windows.

v. Repair and/or replacement work of flooring.

vi. Repair of perimeter fence and walls.

vii. Repair and/or replacement of plumbing fixtures, fittings or pipings, such as toilet bowls, sinks, lavatories, urinals, bidets, pipes, faucets, valves for single detached dwellings and duplexes.

“Architect, para saan ba iyong mga nakikita kong canopies at ledges sa itaas ng bintana at pintuan?”

Ang mga canopies at ledges ay hindi lamang palamuti, ngunit nagbibigay din ito ng karagdagang proteksyon mula sa mga sumusunod:

1. Tubig ulan na maaaring pumasok mula sa bintana at pinto.
2. Matinding init at sikat ng araw na maaring pagmulan ng pagkasira ng mga muebles at pintura sa loob ng bahay.

Ang mga canopies at ledges ay maaaring gawa mula sa mga sumusunod na materyales:

1. Semento - matibay ngunit mabigat, nangangailangan ng adisyonal na suportang bakal.
2. Acrylic o plastic - matibay at magaan, ngunit naninilaw at lumulutong sa katagalan.
3. Aluminum - matibay at magaan, ngunit may kamahalan.
4. Kahoy - magaan at mura, ngunit madaling masira.

Dapat lamang tandaan na ang mga canopies at ledges ay may tamang sukat at distansya mula sa mga pintuan at bintana.
