"The Outlet" is a two-storey commercial building with over 700 square meters of gross floor area located on an irregular inside lot. Confronted with the challenges of an irregular lot and the client's desired saleable area, we embraced creative solutions to realize our vision. The primary objective was to create a space with an unobstructed view from the road; yet, due to the shape of the lot, this proved unattainable. To address this constraint, we crafted the facade to naturally direct customers' attention from the front towards the side of the building, where additional shops are situated.
The client expressed a preference for a low-maintenance, modern, simple design that would stand out from its surrounding commercial structures. We utilized new materials such as aluminum composite panels (ACP) and multi-rib metal wall cladding in the building's facade. Wood-textured cladding was used for the second floor, while raw concrete finishes for walls and columns were used on the ground floor to articulate the language of material honesty and simplicity. Utilizing warm white accent lighting served to enhance the materiality of the facade even further.
Furthermore, grass block pavers were introduced in a section of the parking area with the aim of increasing the pervious surface and creating cooler surfaces. Permeable or porous pavers were also employed on the pathway to facilitate the direct infiltration of stormwater runoff into the soil and reduce the need for expensive drainage systems.
