Here are the updated estimated cost of construction for 2026. Costs may vary based on project details, size and location. Cost stated herewith are not supposed to be the final basis of the entire project's cost, but they should be good for a rough estimate and budget preparation. Final costs should still be consulted with your designer or builder. Value engineering could also further lower costs.

Bare finish: ₱28,000 to ₱32,000 / sqm
Standard finish: ₱38,000 to ₱45,000 / sqm
Luxury finish: ₱52,000 to ₱65,000 / sqm
Iconic finish: ₱80,000 to ₱120,000+ / sqm

E.g. A luxury finished home of 300 sqm could have a budget of ₱19.5M = 300 sqm x ₱65,000 / sqm

Construction costs in the Philippines have risen significantly in recent years due to a combination of factors — including global supply chain disruptions, increased shipping and freight costs, the impact of international conflicts on raw material prices, and tightening local labor availability. Steel, cement, and imported fixtures have been particularly affected. These ranges are updated to reflect current market realities.

For Reference: Updated 2021 Construction Cost

Here is an updated projected construction cost of houses in the Philippines. Rates are exclusive of A&E Design fees, furniture, and equipment. So, what’s included? Well as architects say, “Kapag binaliktad natin yung bahay, lahat ng hindi malalaglag kasama, lahat ng malalaglag hindi kasama.” Although there are exceptions, like lights and fixtures due to their high variability in cost, this statement still has it’s merits.

The construction of houses in the Philippines was affected by the current pandemic. Sudden lockdowns have caused unexpected delays in the construction timeline. Contractors have to adhere to safety protocols like PPE and Regular Covid Testing to ascertain the safety of their workers. Additional PPE may also reduce the mobility of workers on site. Some projects have restricted their personnel count to adhere to government guidelines. Supply chain delays have also affected the costs of materials.

With this, it is apparent that an increase in cost is inevitable:
Bare from 15k to 20k
Standard from 25k to 30k
Luxury from 35k to 40k

However, the increase in costs should be justified, not all fall prey to this increase, i.e. local materials, high supply of certain items, provinces with lax lockdown measures. Design and planning also play a crucial role in adapting to the current state of construction.

One cannot be expected to know the thousands of different parts and methods of building a house. Architects are in a unique position to professionally advise you on your home building journey. We are not here just to keep increasing the construction cost, our motivation is to help realize your ideas, design your project based on your ideals.

Residential Interiors: Condominium Renovation of 1-Bedroom

Maximizing the bedroom by incorporating smart furniture design was the primary concept for this small interior space.
Some interesting smart design includes the elevated bedspace providing additional storage space underneath. Steps can be adjusted and converted to a mini sofa with additional drawers in every step. A hidden pull-out shoe rack and cabinets adjacent the bed. Multi-functional desk space which can be extended for wider working area. And built-in cabinets with additional storage. Fascinated on how we converted this small bedroom space and increased its functionality.

One of Arkitrio's first completed projects. The client wanted their small optical clinic to have distinct interiors, different from the typical mall optical shops. Though with budget constraints, they wanted to make it feel classy through design and materials. The design focuses on neutral tone, textures and readily available materials. Application of geometric lines created fascinating details. Come visit and check out this cozy and instagrammable clinic.
