Unahin na natin ang katotohanan:
Hindi mansion. Hindi rin karton. Nasa gitna lang.
Sa tamang disenyo at matinong budget control, eto ang realistic na makukuha mo sa β‚±10M (PH setting, hindi pang-Instagram fantasy).

GAANO KALAKI?
– Approx. 180–250 sqm floor area
(depende sa lupa, hugis, at gaano ka kaarte)

ILANG PALAPAG?
– 2-storey ang pinaka-praktikal
– May option pa for roof deck kung hindi ka magwawaldas sa finishes

ILANG KWARTO?
– 3 to 4 Bedrooms
– 1 Master Bedroom na may sariling T&B
– 2–3 Regular Bedrooms
– 3 Toilets & Baths (oo, hiwalay ang pang-bisita)

IBA PANG SPACES
– Maayos na living at dining
– Functional kitchen (hindi show kitchen lang)
– Service area / laundry
– 1–2 car garage (depende sa lot width at pasensya ng pamilya)

ANO ANG MGA FINISHES?
Hindi gold-plated, pero hindi rin mukhang barangay hall.
– Floor: porcelain tiles / engineered wood
– Walls: painted finish, may konting accent (wag lang lahat accent wall)
– Ceiling: gypsum board, may tamang ilaw (hindi Christmas lights)
– Windows: aluminum + clear or tinted glass
– Doors: solid core, hindi hollow na parang karton
– Bathroom: standard tiles, decent fixtures (hindi pang-hotel, pero hindi rin pang-terminal)

ANO ANG HINDI KASAMA SA 10M?
– Italian marble sa buong bahay
– Imported kitchen na mas mahal pa sa kotse
– β€œGusto ko parang sa Pinterest lahat”
– Biglang dagdag ng kwarto sa gitna ng construction

Sa madaling sabi:
Ang β‚±10M ay sapat para sa maayos, moderno, at komportableng bahay
kung may:
– tamang design
– malinaw na priorities
– at disiplina sa budget
Kung gusto mo ng bahay na:
– hindi ka niloloko ng contractor
– hindi ka umiiyak sa huli
– at hindi ka nagtataka kung saan napunta ang pera
Simulan mo sa tamang plano, hindi sa β€œbahala na”.
