Hindi mo kailangan gawing pamilya ang mga empleyado mo.

Mabigat pakinggan, pero totoo.
Kasi kapag mas inuna mo ang pakikisama kaysa sistema,
ikaw mismo ang unang mapapagod.

Habang sila komportable, ikaw ang puyat.
Ikaw ang lugi.

ANO ANG MGA BINABAYARAN SA ISANG CONTRACTOR?

Kapag kumuha ka ng CONTRACTOR para sa construction ng bahay mo, ang mga babayaran mo sa kanya ay karaniwang nahahati sa iba't ibang bahagi depende sa usapan at kontrata. Narito ang mga karaniwang binabayaran:

1. **Contractor's Fee**
- **Markup o Management Fee**: Ito ang bayad para sa serbisyo ng contractor sa pangangasiwa ng buong construction project. Karaniwan itong nasa 10%-30% ng kabuuang project cost.
- Nakapaloob dito ang:
- Pagpaplano
- Pagsasaayos ng schedule
- Pangangasiwa ng mga trabahador at sub-contractors.

2. **Labor Cost**
- Bayad para sa mga construction workers tulad ng mason, karpintero, tubero, electrician, at iba pa.
- Maaaring ito ay:
- **Daily Rate** (arawan): Halimbawa, ₱500–₱800 kada araw kada trabahador, depende sa skill level.
- **Package Deal**: Isang fixed na halaga para sa buong proyekto.

3. **Materials Cost**
- Babayaran mo ang mga construction materials na gagamitin sa proyekto tulad ng semento, bakal, buhangin, kahoy, pintura, tiles, atbp.
- Pwedeng:
- **Turnkey Project**: Si contractor ang bahala sa lahat ng materials.
- **Labor-Only**: Ikaw ang magpo-provide ng materials habang ang contractor ay magbibigay lang ng labor.

4. **Permit and Documentation Fees**
- Si contractor ang kadalasang nagaasikaso ng mga permits para sa construction. Babayaran mo ang:
- **Building Permit** (DPWH o local government unit)
- Electrical and plumbing permits
- Occupancy permit (kapag tapos na ang bahay)
- Ang cost ng permits ay depende sa laki ng bahay at lugar.

5. **Subcontractors' Fees** (Kung kinakailangan)
- Kung ang contractor mo ay kukuha ng **subcontractors** para sa specific tasks tulad ng electrical works, plumbing, o painting, karaniwan itong kasama sa babayaran mo.

6. **Contingency Fund**
- Karaniwan, ang contractor ay naglalagay ng contingency fund (5%-10% ng total project cost) para sa unexpected expenses, tulad ng dagdag na materials o repairs.

7. **Utilities and Equipment Rental** (Kung hindi provided)
- Bayad sa paggamit ng heavy equipment tulad ng backhoe, mixer, o scaffolding.
- Utilities tulad ng tubig at kuryente sa site ay maaaring i-charge rin.

8. **Miscellaneous Fees**
- Transportation o delivery fees ng materials
- Waste disposal fees

9. **Progress Payments**

CONTRACTOR: Ma'am need po muna natin gawan ng plan yung bahay nyo para po lahat ay nasa standard.

CLIENT: Bakit pa, dagdag gastos lang yang design design na yan eh simpleng bahay lang naman po gusto ko. May dalawang pinto harap at likod, may apat na bintana isa sa likod, isa sa harap at magkabilang gilid. Basta simple lang pero kakaiba sa lahat.

CONTRACTOR: Ay hindi po talaga namin pwede umpisahan Ma'am ng wala pong plano, para po maliwanag sa contract yung scope po ng gagawin namin. At para maestimate po namin mabuti yung dami ng materials at hindi po tayo mag over purchase o over estimate. Pati po ang mga poste at pundasyon ay sakto lang po ang laki at safe pa. Hindi po kayo mapapagastos sa malalaking poste at pundasyon dahil calculated po namin ang laki ng poste na sapat at safe.

CLIENT: Hindi na, dun nalang ako sa kakilala ng kakilala ko na may kakilalang karpentero magpapagawa, walang pang plano plano, aksyon agad.

CLIENT – 800k max! It’s a simple job!
CONTRACTOR – I can’t do the job for so little.
CLIENT – People in your line of work wants to make a huge profit!
CONTRACTOR – I’m sorry you feel this way. Why don’t you do the job?
CLIENT – But, but, I don’t know how to do any of that.
CONTRACTOR – For 300k, I can teach you everything you need to know to do the job. You can then use 800k to do the job, and you’re still saving 400k . Also, you will obtain all the knowledge and the experience for the next time you need to do this job.
CLIENT – Deal!
CONTRACTOR – Great! To start, you need to buy tools. You will need a chipping hammer, a nail gun, a laser, a drill, a mixer machine, Grinder, PPE, and some other things.
CLIENT – But, I don’t have any of those tools and I can’t buy all that for just one job!
CONTRACTOR – Ok. I can rent you my tools for another 150k. You’re still saving 250k.
CLIENT – That’s cutting my savings, but I will rent your tools.
CONTRACTOR – Perfect! I’ll be back Saturday and we can start.
CLIENT – Wait! I can’t Saturday. I only have time today.
CONTRACTOR – I’m sorry, I only teach others on Saturdays. I have to prioritize my time and my tools needs to be in other jobs I have during the week.
CLIENT – Ok then. I will sacrifice my family’s plans on Saturday.
CONTRACTOR – Right, me too! Oh, I forgot. If you’re going to do the job yourself, you need to buy the materials. There’s a high demand nowadays, so your best bet is to get a truck and be at the hardware store by 6am before other contractors get there.
CLIENT – AT SIX IN THE MORNING? On Saturday? That’s too early for me. I don’t even have a truck!
CONTRACTOR – I guess you’ll have to rent one. By the way, do you have some helpers to help you load the truck?
CLIENT – You know what? I’ve been thinking. Probably it's better for you to do the job. It’s better to pay you to do the job right and not having to go through all that hassle.
CONTRACTOR – Good thinking. Sign here and let me get to work.
