We're now on Mapsarch! 📍

We're honored to share that Project 12 12, Inc. is now featured on Mapsarch.

Every space we design and build starts with the same belief: great architecture, interior design, and construction should feel personal, purposeful, and built to last. Being listed alongside the firms shaping our built environment is a milestone we're proud of, and it motivates us to keep raising the bar.

Thank you to our Clients, partners, and everyone who has trusted us with their spaces.

This is just the beginning. 🏗️

☀️ Dry Season Is Getting Longer. Has Your Building Been Checked?

El Niño means weeks of intense heat and little rain. It strains your property in ways you may not expect. Before it arrives, go through this list:

🔸 Roof and ceiling: Worn insulation or a faded coating lets heat in and pushes your cooling costs up.

🔸 Water storage: Look over your tank, pump, and float valve for leaks, and think about adding capacity.

🔸 Foundation and walls: Soil shrinks as it dries. Any new or widening crack deserves a closer look.

🔸 Wiring and breakers: Longer hours of fans and aircon put extra load on your electrical system.

🔸 Airflow and shade: Open up cross-ventilation and shield west-facing walls from the afternoon sun.

🔸 Fire readiness: Dry conditions make fires more likely. Keep extinguishers accessible, exits clear, and flammables stored safely.

🔸 Trees and plants: Stressed trees near your structure or pipes can cause damage.

🔸 Gutters and canals: Clear them now so heavy rain doesn't catch you off guard when the dry spell ends.

✨ From blank space to a room that works as hard as you do.

This home office and lounge combo proves you don't need a huge space to get comfort and function right. A cozy sofa bed for reading breaks, a proper work desk, and smart storage, all in a warm, neutral palette that feels calm instead of cluttered.

This is what happens when design and fit-out come from one team: every detail, from the built-in shelves to the lighting, works together instead of being an afterthought.

Thinking of turning an unused room into a home office? Let's talk.

👀 Ever noticed a hairline crack on your wall and wondered... "Should I be worried about this?"

You're not alone — it's one of the most common questions we get from homeowners. The truth is, not all cracks are created equal. Some are just your house settling naturally over time. Others? They're your walls trying to tell you something more serious.

Here's a quick way to tell them apart:

🟢 Usually harmless: Thin, hairline cracks (thinner than a coin's edge) running diagonally near doors or windows, especially in newer homes.

🔴 Worth a professional look: Cracks wider than 3mm, ones that run horizontally, cracks that keep growing, or ones paired with doors/windows that suddenly stick.

So — have you spotted a crack in your home that's been bugging you? Tell us where it is and what it looks like in the comments, and we'll help you figure out if it's a "don't worry about it" or a "let's take a closer look" situation! 👇

Small unit, big feel, that's the story with this one, and it leans straight into that Mid-Century Modern Filipino look we love working with. Warm wood tones everywhere, the wall panel, the dining table, the coffee table, paired with cane and rattan on the chairs, that's the material language MCM is built on. The burnt orange sofa was a deliberate pop against all that wood, that kind of earthy, saturated color is very much part of the palette too. Dining nook is snug but functional, those cane-back chairs keep it airy so it doesn't compete with the rest of the room. Down at the far end, TV wall balances out the long layout, and the low dresser with its slatted wood front gives extra storage without breaking the retro feel. Little details like the pendant light over the dining table and the ceiling fan tie the whole thing together, warm, textured, a little nostalgic even. This is basically what MCM Filipino design looks like when it's done right, functional first, but full of character.

PANEL ONE. A roof that's given up. Rust creeping along the seams, leaks sneaking in where the installation cut corners. You know the type — looks fine from the street, tells a different story every rainy season.

PANEL TWO. Enter the crew. Two guys, one mission, materials loaded straight off the truck. No shortcuts, no "pwede na 'yan." Just the right sheets, the right hands, and a plan to do it properly this time.

PANEL THREE. New roof, zero drama. Tight seams, clean lines, not a leak in sight. This is what "built to last" actually looks like once it's done right.

THE TAKEAWAY? A roof isn't something you gamble on. Poor installation now means bigger problems later — rust, leaks, and repairs that cost more than doing it right the first time would've.

Got a roof that's telling on itself? Let's fix the story. Let's build it with Project 1212 Inc.

This living room is giving us serious calm energy and we just had to share it. 😌

White base, warm wood tones on the floor, and then that blue mountain print above the sofa just pulls everything together — it's the first thing that catches your eye when you walk in.

We kept the sofa neutral (cream, low-profile, that soft L-shape everyone loves) so the room could breathe, then let the teal curtains and the rug do the talking. Gold accents on the coffee table legs and side table, plus those two velvet ottomans, gave it a little bit of that quiet-luxury feel without trying too hard.

The rug is doing a lot of the work here — navy, cream, that worn-in pattern — it grounds the whole space and keeps it from feeling too staged or showroom-y.

Natural light coming through those sheers in the afternoon? Our designer's kiss. 🙌

This is basically our answer to "how do I make a small condo living room feel bigger and calmer" — soft palette, functional pieces, nothing screaming for attention.

Send us a message if you're planning something similar for your own space. 🏠✨

Small space? That doesn't mean you're stuck choosing between having a bed or having room to actually move around.

That's kind of the whole idea behind transforming furniture — one piece, multiple jobs. A bed that tucks up into the wall when you need floor space. A table that folds down when you're not eating on it. Storage you can also sit on.

We've been building pieces like this for clients with condo units, small offices, even tiny commercial spaces where every square meter has to earn its keep.

It's not about cramming stuff in. It's about not wasting space you're already paying for.

If you've got a tight space and you're tired of it feeling smaller than it is, this might be worth a conversation.

Send us a message — we can talk through what would actually work for your space, not just what looks good in a catalog.

☀️ It's sunny today — is your home actually watertight, though?

Feels like a good time to check, before the rains catch us off guard again. Here are a few things worth looking at:

1️⃣ Your exterior walls need proper waterproofing — fiberglass mesh with elastomeric paint does the job well.

2️⃣ Take a look at your roof too. Is it sealed properly? Are the flashings, valleys, and gutters installed right, with enough slope for water to actually drain?

3️⃣ Don't forget your balconies and canopies — these are usually where leaks start creeping in without anyone noticing.

4️⃣ Drip moulds are worth considering as well, especially around canopies and other spots where water tends to find its way in.

A few other things to keep an eye on — cracks around your windows and doors, and gutters that haven't been cleaned in a while. Small stuff, but it adds up.

Better to sort these out now than deal with a ceiling leak in the middle of a storm.

Not every bar needs a room. This one earned it.

Backlit stone, warm gold light, black stone counters that catch every reflection — nothing here is an accident.

This is what happens when a home bar gets treated like actual architecture, not an afterthought.

Project 1212 builds spaces like this. If you've been picturing something similar for your own home, we should talk.
