Akala ko sapat na ang mag-hire ng magagaling na tao.

Akala ko kapag may estimator, project manager, at engineers na ako, puwede na akong umatras at mag-focus na lang sa ibang bagay.

I was wrong.

One thing I’ve learned after years in construction is this:

Your business will never care more than you do.

Kaya bilang owner, huwag mong ipagkatiwala ang lahat sa empleyado.

Trust your team.

But always verify.

Lalo na sa estimating.

Isang maling quantity lang.

Isang item na nakalimutang isama.

Isang maling unit cost.

Isang overlooked specification.

Puwede nang maging daan-daang libo…

O milyon ang mawawala sa’yo.

At ang masakit?

Kapag nalugi ang proyekto…

Hindi naman sila ang sasalo ng pagkalugi.

Hindi sila ang maglalabas ng pera.

Hindi sila ang haharap sa bangko.

Hindi sila ang magpapaliwanag sa kliyente.

Ikaw.

Bilang owner, ikaw ang sasalo ng lahat.

I’ve been there.

Naranasan kong magkaroon ng maling estimate.

Naranasan kong magkaroon ng palpak na project management.

At ang kapalit noon…

Millions of pesos.

Hindi lang pera ang nawala.

Pati tulog.

Pati peace of mind.

Pati reputasyon ng kumpanya ang muntik nang masira.

May mga gabing hindi ako makatulog kakaisip kung paano tatapusin ang proyekto.

May mga pagkakataong gusto ko nang umatras.

Pero isang bagay ang hindi ko pinayagan…

Na mawala ang pangalan ng kumpanya.

Kahit masakit sa bulsa.

Kahit halos wala nang matira.

Tinapos namin ang proyekto.

Because reputation takes years to build…

But only one bad project to destroy.

That experience humbled me.

Instead of blaming people forever…

I asked myself,

“What system failed?”

Today, I review estimates personally.

I question assumptions.

I join critical meetings.

I visit project sites.

I study the numbers.

Not because I don’t trust my team.

But because leadership requires involvement.

Mistakes will happen.

Even the best employees make them.

But the responsibility will always stop at the owner’s table.

So to my fellow contractors…

Be present.

Be involved.

Know your numbers.

Challenge your estimates.

Review your contracts.

Visit your sites.

Because nobody will protect your business the way you will.

And remember…

A hands-on owner is not controlling.

A hands-on owner is protecting everything he worked so hard to build.

The call comes from a friend of a friend.

"Boss, may project lang. Half-built na bahay. Iniwan ng dating contractor. Pwede i-continue niyo?"

You go to the site.

Foundation: cracks na may patak sa edges.
Columns: lihit lihit ang spacing.
Steel: Grade 33 sa ground floor. Walang structural certification.
Walls: hindi level.
Permits: wala.

You tell them the truth.

"Hindi pwedeng i-continue. Kailangan i-demolish yung foundation. Mag-start tayo from scratch."

Silence.

"Pero ₱2M na ang nagastos namin."

You understand the sunk cost. You also understand a 2-storey house cannot stand on this foundation.

The owner walks away. He'll find another contractor who'll say yes.

Every contractor has been here.

You're not greedy. You're not stalling.
You're the first honest person to walk through that gate in 8 months.

Pro tip: Document existing conditions before continuing any "iwan na" project. Get an independent structural engineer's assessment. If you can't certify it, walk away. The next contractor inherits the blame. Make sure it isn't you.

Mahirap maging honest.
Mas mahirap pumirma sa hindi mo kayang i-back up.
