Adaptive Reuse and Regeneration for revival of Abandoned Structures and Sustainable Architectural Development...

Over the years, unguarde Architectural expansion has been widely accepted, leading to an influx of one-generation structures with the maximum lifespan of 30-40 years. With the expectations of 2.5 billion people living in urban areas by 2050, cities must adopt strategies to reduce footprints and maximise the use of existing infrastructure and building assets.
Demolition and construction waste constitutes 30% of solid waste generation making it one of the largest waste streams. Reusing existing assets can salvage almost 80% of the construction resource with 50-75% less carbon emission than constructing the same building, anew.

Integrating this strategy into planning and policy frameworks and coupling it with sustainable design principles, encourages a circular approach within architecture and urbanism—one that reduces material waste and carbon emissions while sustaining social and cultural continuity through incremental renewal and limiting disruptive development. This model supports clean energy cycles, stimulates green employment, and nurtures resilient circular economies.

We at SAKA had an opportunity to convert an abandoned Airconditioning factory in I9 Islamabad to a Training center and dormitory to house 300 plus staff, conference hall and management offices.

Key achievements were:
1. All bricks from the old structure are being reused.
2. Debris is filled under floor subbase.
3. Metal roofing is reused and reinforced salvaging 85 percent of old structural materials and maximising the use of space.

What’s happening in I-8 & Shakarparian is more than “development” — it’s a loss of Islamabad’s natural heritage. For weeks now, trees along the green belt near I-8 markaz and

Shakarparian have been cut down and land cleared, with heavy machinery and construction activity visible on what used to be one of our city’s cherished green spaces. Locals and watchdogs are calling this a destruction of green cover that defines Islamabad’s identity. ([Reddit][1])

While CDA says tree removal is part of a plan to address pollen allergies by removing mulberry trees and replanting with “environment-friendly species,” especially around Shakarparian, critics say the scale and transparency of operations raise serious environmental concerns.

Authorities have publicly stated targets like removing about 10,000 paper mulberry trees from the Shakarparian area with plans to plant more trees in return. ([Nation][2])

But clearcutting without visible public communication and auctioning off land at the expense of Islamabad’s lungs is wrong.

Green space loss affects air quality, biodiversity, and the beauty of our capital — a city once known for its trees and open parks. 🌿

Let’s stand for transparency, reforestation, and sustainable development.
