One address in the centre of Warsaw, more than 400 m² with the logic of a private house — generous space for gathering, quiet rooms for retreat, a garden terrace wrapping around.

A layout this free is rare, and we used all of it. Over 200 m² of open space. The kitchen is generous, there is a library, and the living room with enough space for a large family every day, and for a full house of guests. Windows run frameless along three sides, so daylight moves through the apartment all day. Even at this scale it feels light.

We started by reading the space — its volume, its structure, its light. The interior grew from there into a private world, built around one individual idea of home. We designed it to restore — wellness area, natural materials, greenery in every room. We used natural marble, smoked oak, soft wool, metal that catches the evening light. We chose the materials for how they age. They gain warmth with every year of living.

We’re proud to share that our Grace Hill Apartment project has become a finalist at the SBID International Design Awards 2026. The project is a 300 m² private residence within a much larger mixed-use development.

This project was shortlisted in the Apartment Interior Design Over £1M category — one of the competition’s most prestigious categories, bringing together some of the world’s leading residential interior design studios and their strongest projects.

As part of the Grace Hill project, we are designing multiple apartment typologies, public spaces and shared amenities — each with its own identity, yet all connected by one architectural vision and the same uncompromising standard of design.

The best private wellness spaces are designed as a continuation of the architecture itself.

Every project begins with understanding the people who will live in it. Before a single line is drawn, we explore daily routines, habits and expectations, allowing every space to be shaped around real life rather than assumptions. Wellness areas require an even deeper level of planning, where orientation, spatial flow, natural light, privacy and every function are carefully considered to create an environment that feels intuitive from the moment it is experienced.

For this residence, we selected a restrained palette of timeless materials, allowing atmosphere to take the leading role. Large-format natural stone creates a calm architectural backdrop, while the dark ceiling visually recedes, becoming a canvas for reflections from the water and a carefully composed arrangement of narrow-beam lighting. At the heart of the space, a monolithic stone island provides a natural setting for refreshments, quiet conversations and moments shared between family and friends, extending the experience beyond the pool itself.

The result is more than a place for relaxation. It is an environment that encourages people to slow down, reconnect with themselves and discover that the most meaningful luxury is the quality of the moments they experience every day.

Every project begins long before the first material is selected.
It starts with reading the space itself — every view, every orientation, and the path of the sun throughout the day. Understanding how natural light enters from every direction, where it is soft and where it is direct, becomes the foundation for everything that follows.

This is one of several penthouses we have designed at NOHO ONE.
Each residence is created for a different client, with its own lifestyle, vision and character. While every project is entirely unique, our architectural approach remains the same—designing spaces through proportion, natural light, materiality and a carefully considered living experience.

We consider daylight one of the defining elements of residential architecture — it shapes the atmosphere, reveals the true character of materials and transforms the way a space is experienced from morning until sunset.

The material palette is composed through layers rather than contrast: natural smoked oak, woven textiles, textured plaster, natural stone and warm metallic finishes. Each material complements the next, creating an interior that feels balanced and quietly harmonious.
Soft, sculptural forms — from the kitchen island and dining table to the upholstered furniture — balance the strong architectural lines, introducing a calmer and more welcoming rhythm throughout the space.

The master suite at our private villa for was envisioned as a quiet retreat within a residence created for hospitality at the highest level.

Designing a world-class master suite requires far more than creating a beautiful bedroom. It demands a deep understanding of luxury hospitality, guest experience, ergonomics, comfort, service, and the way five-star environments are experienced and remembered.

For this villa, the master suite was conceived as a complete private wellness environment. Travertine stone, natural oak, handcrafted textiles, concealed architectural lighting, seamless integrated joinery, and carefully proportioned architectural volumes create an atmosphere that feels both deeply calming and effortlessly refined.

The bathroom can transform into a fully open-plan space, where the bedroom and bathing area become one continuous architectural experience. At its centre sits a bespoke monolithic stone bathtub, designed exclusively for this residence. The private wellness suite also features an oversized walk-in rainfall shower, a dedicated steam room, and full-height dressing rooms, creating a sequence of spaces that feels more like a private spa than a conventional master suite.

Every detail has been designed to disappear into the experience, leaving only a sense of calm, warmth, and belonging.
