Quick peek behind our own walls today. 👷

We're building our new showroom right now — and we're renovating it exactly the way we tell our clients to renovate: no cut corners, no shortcuts, even when the only person checking is us.

At this stage it's still a bare shell — daylight pouring in through the big windows, materials stacked and waiting their turn, and our own team up on the ceiling grid getting the framework right before anything "pretty" goes on top.

Getting 3 renovation quotes and they're all wildly different numbers? You're not imagining it — and it's usually not because one contractor is "more expensive." It's because the quotes aren't itemising the same things.

Here's what a proper renovation quote for an HDB or condo should always spell out, so you're comparing apples to apples:

🔹 Demolition & hacking — and disposal fees (often left out, then added later)
🔹 Electrical works — down to the number of points, not just "rewiring"
🔹 Plumbing — including any pipe relocation, not just fittings
🔹 Carpentry — material specs (laminate grade, board type), not just "carpentry as shown"
🔹 Painting — number of coats and areas covered
🔹 Waterproofing — for wet areas, often quietly excluded
🔹 Permit & application fees (HDB permits, etc.)
🔹 A clear list of what's NOT included, so there are no surprise add-ons mid-reno

A quote that's just a few lump-sum line items isn't necessarily a bad contractor — but it makes it much harder to know what you're actually paying for, and where the "hidden costs" might show up later.

🍽️ Five rooms, one seamless flow — Alkaff Crescent

This 5-room flat near Bidadari was reworked around one idea: let the kitchen open right up to the dining and living area instead of hiding it behind a wall. A full-height glass sliding door now separates the wet kitchen from the dry kitchen and dining zone, so you get ventilation control without losing the open, connected feel. White cabinetry with a black cooker hood and built-in fridge nook keeps the kitchen looking tidy even mid-cook. In the living room, a simple wall-mounted TV setup and a warm wood console keep the space from feeling too busy, while the bedroom takes a moodier turn with dark, full-height wardrobe cabinetry framing the bed.

It's a family home built for everyday living — practical zoning, plenty of built-in storage, and warm finishes that don't need to be precious about daily wear.

A 4-room HDB renovation does not have one fixed price. In Singapore, a light refresh may fall around S$20,000–30,000, while a standard full renovation commonly sits around S$35,000–55,000. More carpentry, premium finishes or complex site work can take the scope beyond S$55,000.

The useful question is not “Which quotation is cheapest?” but “What exactly is included?” Compare quantities, material specifications, allowances and exclusions line by line. Save this guide before meeting an interior designer.

💡 Renovation Tip: Vinyl vs Tiles — How to Choose

Both work well in Singapore homes, but the right choice depends on the room. Vinyl (SPC/click-vinyl) is warmer underfoot, quieter to walk on, and easier on the budget for living rooms and bedrooms — a good pick if you want a timber look without solid wood's maintenance. Tiles remain the safer choice for wet areas like the kitchen, bathroom, and yard/balcony, since they're fully waterproof and hold up better against spills and mopping. If you're doing a full re-tile in the bathroom or kitchen, HDB requires proper waterproofing works and a permit before hacking existing tiles — this isn't optional, so budget the time for it. For open-concept kitchens that flow into the living area, some homeowners now run a large-format tile through both zones for a seamless look, or use vinyl throughout and swap to water-resistant SPC in the kitchen only.

✨ A backlit mirror that makes 7am feel like a hotel check-in

This Parc Clematis condo leans into warmth — walnut-toned veneer panels run from the entrance gallery wall straight through to the dining feature wall, where a curated display cabinet catches the light from floor-to-ceiling curtains. In the master bedroom, we built a vanity nook with a circular backlit mirror set into a two-tone panel wall — soft ambient light without a single visible bulb. The second bedroom took a lighter approach: a built-in window seat with a playful blue ladder accent breaks up what could've been a plain reading corner.

Out in the living room, the TV console sits inside a full walnut-and-white built-in that runs floor to ceiling, keeping cables and clutter completely out of sight.

🌳 An open-plan axis that lets you see clean through the home

Walk through the front door of this Ang Mo Kio Avenue 23 flat and your eye runs straight from the kitchen counter, past the dining table, to the living room sofa — no walls chopping up the space. We kept the palette warm throughout: oak veneer cabinetry, a slatted wood feature wall behind the TV console, and brushed-brass hardware picked up again in the bathroom fittings. The homeowners wanted a space that still felt personal, so we left room for their own touches — a little robot figurine perched on a floating display shelf says more about this home than any showroom finish could.

In the bathroom, a frameless glass shower stall keeps the footprint feeling open, paired with a stone-look feature wall and warm wood-tone vanity.
