We took a four-bedroom single family dwelling and changed to nine (9) multi-family units.

Fas Architectural was appointed to design/ build and project managed the construction works.

Addressable fire alarm system, mains powered Wi-Fi, radio-link, interconnected with integral battery backup smoke alarm detection will be used.

๐’๐ฆ๐จ๐ค๐ž ๐๐ž๐ญ๐ž๐œ๐ญ๐จ๐ซ๐ฌ: - will be sited in all circulation spaces on all level/storey's, halls and corridors and within 7.5 meters of doors to every habitable room. In case of fire the occupants escape route is via a protected hall rather than through an inner room, equip with sound and light fire warning strobe siren.

๐‡๐ž๐š๐ญ ๐๐ž๐ญ๐ž๐œ๐ญ๐จ๐ซ๐ฌ: - will be placed in all kitchen areas to identify potential fires based on rapid temperature changes or exceeding a pre-set threshold.

The premises will be served with a separate plumbing system. Soil waste will dispose into septic tank. Waste water from showers, kitchen sinks, face basins and washers will drain into the soakaway. Soil/waste pipes will be located in chase wall and not visible on the facade.

๐€๐ข๐ซ ๐œ๐จ๐ง๐๐ข๐ญ๐ข๐จ๐ง๐ข๐ง๐ : - VRF (Variable Refrigerant Flow) air conditioning system is proposed to maximize running cost for the life cycle of the building. With this the facade will remain disrupted from the appearance of too many condensers placed randomly.

๐’๐ž๐œ๐ฎ๐ซ๐ข๐ญ๐ฒ: -
The premises will have 24-hour monitoring.

๐‚๐š๐ซ ๐๐š๐ซ๐ค๐ข๐ง๐ : -
Provisions will be made for five (5) car parking spaces inclusive of visitor's parking within the curtilage of the site (one car parking space for each dwelling unit and one visitor's car parking space for every two dwelling units.) to allow for the circulation and parking and to enable vehicles to enter and leave the site in a forward direction.

๐’๐ฆ๐จ๐ค๐ž ๐๐ž๐ญ๐ž๐œ๐ญ๐จ๐ซ๐ฌ:- will be sited in all circulation spaces on all level/storey's, halls and corridors and within 7.5 meters of doors to every habitable room. In case of fire the occupants escape route is via a protected hall rather than through another room.
๐‡๐ž๐š๐ญ ๐๐ž๐ญ๐ž๐œ๐ญ๐จ๐ซ๐ฌ:- will be placed in all kitchenette areas to identify potential fires based on rapid temperature changes or exceeding a pre-set threshold.

The premises is served with WASA Sewer therefore the system used is combine. The bathrooms were designed around the existing chase for six (6) units and as such the supply and soil/waste pipes will not be visible on the facade.
Isolation valves will be incorporated to the proposed plumbing supply riser's system for the bathrooms and en-suites as there weren't any available for the existing plumbing system.
