Nothing is worse than frozen water pipes. Here are some tips to avoid the problem this winter. Frozen water pipes in unheated basements and crawl spaces can be messy and expensive to fix. But if you wake up to a frozen faucet, there are steps you can take to safely thaw out a water line without burning down the house. Fire officials say it is important during long cold spells to monitor automatic sprinkler systems, fire pumps, hoses and hydrants. Weather or not pipes in these systems actually burst, any freezing of water can block water flow needed in case of fire.

Three common causes of frozen pipes
1. Quick drops in temperature
2. Poor Insulation
3. Thermostats set to low

Tips to prevent frozen pipes
1. Check the insulation of pipes in your home crawl spaces and attic.
2. Heat tape or thermostatically controlled heat cables can be used to wrap pipes. Be sure to use products approved by an independent testing organization, such as underwriters laboratories Inc., and only for the use intended ( exterior or interior).
3. Seal leaks that allow cold air inside near where pipes are located. Look for air leaks around electrical wiring, dryer vents, and pipes, and use caulk or insulation to keep the cold out. Even a tiny opening can let enough cold air in to freeze a pipe.
4. Use an indoor valve to shut off and drain water from pipes leading to outside faucets.
5. Allow warm water to drip overnight, Preferably from a faucet on an outside wall
6. Keep your thermostat set at the same temperature during both day and night.
7. Open cabinet doors to allow heat to get to un-insulated pipes under sinks and appliances near exterior walls.
8. Keep any garage doors closed if there are water pipes or supply lines in the garage. If attached to home, consider opening the door to the garage to allow home heat to enter the garage. DO NOT use kerosene or other fuel fed heating devices in the garage to heat it.
